Why is Cleveland, Bradley County, Tennessee a good bet for your property investment dollars? Several reasons:
1. It's Tennessee. The state is, in general, very pro-landlord and very pro business (also very pro-agriculture if that's your jam). There are nuances which are important to know that vary between counties (ask me). Tennessee does not have a state income tax. And it's just durn pretty!
2. Cleveland ranks 5th Best Place in U.S. to Work in Manufacturing according to SmartAssets 2021 data study. We make M and M's here! And Duracell Batteries! Whirlpool appliences, Sigura Water, and the list goes on.
3. Erlanger. Tennessee has 5 Trauma 1 hospitals. We have one of them right here (Erlanger). Vanderbilt and UT are also an option depending on where your accident or trauma is.
4. Traffic. Now, I'm from Atlanta so my perspective may be skewed a little. But traffic is steady here, not heavy. And the roads are good. I-75 passes through, as well as other major roads: Hwy 11 and Hwy 411 and a good network of secondary roads.
5. Recreation: if you or your employees are outdoorsy, Bradley County and the Chattanooga area is where it's at. World class kayaking. Hiking in the Cohutta Wilderness, The Conosauga River. The Hiawassee River.
Rock City. We have a river walk if you prefer to stay in town, as well as a number of very good playgrounds.
6. Chattanooga. You can live/work in Bradley county and be in Chattanooga proper in less than 30 minutes. And The nooga has some FANTASTIC restaurants, The Aquarium, and the best internet on the planet.
