Following up with our “5 Quick Checks Before You Lease a Commercial Space” series, we’re now at Check 3: Inspect Infrastructure.

With costs and permissions cleared, attention turns to the infrastructure that keeps a business running: Wi-Fi capacity, HVAC, plumbing, electrical, and for industrial users — service capacity and reliable electrical flow.

Small gaps here can become major operational roadblocks. Slow internet, undersized power for equipment, or aging HVAC systems can delay your move-in or require immediate capital investments. Ask for maintenance logs, inspection records, and schedule a walk-through with your contractor or IT partner.

Infrastructure is the connective tissue between your business plan and day-to-day operations. That’s why this check comes right after zoning, even if your use is permitted, it won’t matter if the systems can’t support it.
