The wires that supply power to each individual circuit of your home have a size. These wires run to breakers in the panel. The wires and breakers need to be compatible in size or you can have overheating, which you see in the picture. The wire is scorched 🔥 and breaker is melted 😳😳😳!!

An important step in our process of checking for safety hazards within the electrical system is looking at this compatibility. This is why you need a licensed inspector, we check these sorts of things. (30 amp breaker with 12 gauge wire).

Safety Tip: Your water heater has a Temperature/Pressure relief valve, circled in the picture below. It will spray steam to relieve the tank of, you guessed it, excessively high temperature/pressure. This valve needs an extension installed from the bottom of the valve and terminate within 4-6" from the floor. This will reduce the spray radius of hot steam and help prevent a safety concern. This tank is missing that extension and if you're TPR valve looks like this, contact a licensed plumber to repair.

Let's talk Smoke and CO detectors.

FACTS:
1. They last 10 years at Max
2. Batteries should be changed every 6 months.
3. Units with Photoelectric AND Ionization detection is preferred by the NFPA.
4. They're needed in every bedroom, outside sleeping areas, on each level of home and garages.
5. Hardwired units are still the preferred method for detector installation according to NFPA.

Let's reach up high or get out those ladders if you're short like me and check those bad boys. If you have questions about your smoke/CO detection devices or installation feel free to reach out to me or your local fire department for more info.
