After a 2.5 year search, including 2 years before working with me, 3 contracts falling through, and 4 offers since January, we have a closing. To make it better, my client got to tell me this morning that with the rent from the upstairs unit of his new duplex, his monthly payments will be lower than the rent he was paying.

To make it better, between inspection credits and a homebuyer dream grant I was able to help him find, he was able to bring less than half the total he expected to close. I couldn't be happier for him, and I have to admit I'm proud of this one.

Shadowed a land purchase and construction meeting yesterday, closing yesterday, small investor meet-up last night, received a clear to close for my buyer today, working on scheduling a closing next week (more on that soon), and just pre-registered for the largest local investor meet-up on Tuesday. This is probably the busiest week I've ever had as an agent and investor, and I love it.

For the first time in almost two years, I found myself at a closing table today where I was the one signing. I'm the proud owner of an uninhabitable single family home, that I hope to make new and beautiful. I'll try to give updates as I go as this will be a new learning experience for me that I anticipate plenty of challenges with.
