As a Home Inspector there’s nothing more important to me than educating my clients!
Throughout the inspection process there are a lot of sensitive subjects that come up, one of them being Radon! And one of the most common questions I hear is.. “Should every Home Inspection include a Radon Test?” .. No, I don’t feel that a radon test is necessary or required with every Home Inspection. But with that being said, radon does need to be a part of the conversation during the home buying process!
Let me explain why..
1. Radon tests have been a part of the home buying process since the 90’s now, so I always encourage agents and clients to first see if there’s already a paper trail that follows - good chances there are!
2. Mitigation Systems on average cost anywhere from $1,000-$3,000.. so at the end of the day it’s not an item that is truly going to break your bank compared to some of the other moving pieces that come with our homes - Roofs, Foundations, Heating Systems, Main Sewer Line, etc.
3. The cost to test is low and the immediate health risks aren’t high! Yes there are health risks involved, but research shows this is caused by long-term exposure. So for me to act as if you need to get that information here and now is where I draw that line. It is my job to help make sure everyone has a better understanding of it, that all our questions/concerns get addressed, and that we know there are affordable options out there to help us accomplish just that! It is not my job to up sell every inspection opportunity I get.
