Can I Buy a Home Before I Sell Mine?

One of the most common questions I hear is:
"Can I buy my next home before I sell the one I'm living in?"
The good news is yes—you may be able to. The best option depends on your financial situation, the amount of equity in your current home, and today's lending programs.
Here are a few possibilities:
1. Buy Before You Sell
Some buyers qualify to purchase their next home while still owning their current one. This works well if you have sufficient income and can qualify for two mortgage payments temporarily.
2. Make Your Offer Contingent on Selling Your Home
A contingent offer means you agree to buy a new home once your current home sells. This option can reduce financial risk, although in a competitive market some sellers may prefer offers without contingencies.
3. Consider a Bridge Loan
A bridge loan may allow you to use the equity in your current home to help purchase your next one before your home sells. While this isn't the right solution for everyone, it can be a useful option in certain situations.
4. Explore Other Financing Options
Depending on your circumstances, your lender may suggest other solutions that can help you move before your current home is sold. Every buyer's situation is unique, so it's worth exploring all available options with a trusted lender.
