Think you know the housing market? ๐Ÿค” Some common myths may be holding buyers and sellers back. Letโ€™s set the record straight:

1. ๐Œ๐ฒ๐ญ๐ก: You need a big down payment.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Many buyers purchase with as little as ๐Ÿฏ% ๐—ฑ๐—ผ๐˜„๐—ปโ€”and VA or USDA loans can mean 0%! Grants and first-time buyer programs make it even easier.

2. ๐Œ๐ฒ๐ญ๐ก: Online home value estimates are always right.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Algorithms cannot see your upgrades, landscaping, or amazing view. A local agent provides the most accurate pricing.

3. ๐Œ๐ฒ๐ญ๐ก: All renovations increase value.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Personal style is not always an investment. Smaller updates (like doors, windows, or a new roof) often bring the best returns.

4. ๐Œ๐ฒ๐ญ๐ก: Renting is always smarter than buying.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Rent rises over time. Mortgage payments (on a fixed rate) stay the sameโ€”and you build equity and wealth.

5. ๐Œ๐ฒ๐ญ๐ก: The lowest interest rate = the best loan.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Look at the full APR, closing costs, and terms. Sometimes a โ€œlow rateโ€ hides extra fees.

6. ๐Œ๐ฒ๐ญ๐ก: You need perfect credit.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Many buyers qualify with scores in the 500s depending on loan type. Higher scores do unlock better rates, but โ€œperfectโ€ is not required.

7. ๐Œ๐ฒ๐ญ๐ก: Student loans kill your chances.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Lenders count them like any other debt. With the right plan, you can still qualify.

8. ๐Œ๐ฒ๐ญ๐ก: Bidding wars are over.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Hot homes still get multiple offersโ€”especially when staged, priced right, and well-marketed.

9. ๐Œ๐ฒ๐ญ๐ก: New homes always cost more.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: In many markets, new builds are priced the sameโ€”or even lessโ€”than resale homes.

10. ๐Œ๐ฒ๐ญ๐ก: Affordability is only a coastal problem.
Even here in Brevard County, prices have outpaced incomes in places like Merritt Island, Viera, and Palm Bay.

11. ๐Œ๐ฒ๐ญ๐ก: Preapproval and prequalification are the same.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Prequalification is just an estimate. Preapproval involves verified finances and makes your offer stronger.

12. ๐Œ๐ฒ๐ญ๐ก:: Another 2008 housing crash is coming.
๐Ÿ‘‰ ๐—™๐—ฎ๐—ฐ๐˜: Todayโ€™s market has stronger lending standards, higher equity, and very few distressed sales.

Headlines and hearsay can mislead. The best way to cut through the noise is to check the facts and talk with a trusted local pro.

Citizens had 771,167 policies as of last week (down from 1.4M in 2023).

Largest approvals:
โ€ข Manatee Insurance Exchange โ€“ up to 50,000 policies
โ€ข American Integrity Insurance โ€“ up to 30,265 policies
Five others approved for up to 25,000 each

Goal: shrink Citizens to reduce financial risk if major hurricanes hit.

Catch: If a private company offers you coverage within 20% of Citizensโ€™ rate, you may have to switch โ€“ even if the new policy costs more.

Good news for buyers and homeowners โ€” 30-year mortgage rates have dropped to 6.35% (down from 6.5% last week), the lowest in nearly a year. Meanwhile, 15-year rates slid to 5.5%.

๐Ÿ‘‰ This drop comes as Treasury yields fall ahead of an expected Federal Reserve rate cut. While the Fed does not set mortgage rates, its moves influence the bond market โ€” and in turn, home loan pricing.

โšก Mortgage applications just hit a 3-year high, with nearly half of them for refinancing. Homeowners are taking advantage of lower rates to reduce monthly payments, while buyers are seeing a window of opportunity.

๐Ÿ’ก Keep in mind: rates may bounce back after the Fed decision, so this window might not last long.

Thinking about buying or refinancing? Now could be the time to explore your options.

Buying a home may feel out of reach with todayโ€™s prices, but with a clear plan, it is possible. Here are six smart steps to get started:

๐Ÿ”น ๐๐ฎ๐ข๐ฅ๐ ๐˜๐จ๐ฎ๐ซ ๐๐ž๐ญ ๐–๐จ๐ซ๐ญ๐ก ๐’๐ญ๐š๐ญ๐ž๐ฆ๐ž๐ง๐ญ
Add up assets (cash, investments, property) and subtract liabilities (loans, credit cards).
This snapshot shows where you stand.

Focus on credit cards and personal loans first.
Try either the avalanche (highest interest first) or snowball (smallest balance first) method.

Pay bills on time, lower balances, and watch your credit utilization.
Consider a secured credit card that reports to all 3 bureaus.

๐Ÿ”น ๐’๐š๐ฏ๐ž ๐Ÿ๐จ๐ซ ๐š ๐ƒ๐จ๐ฐ๐ง ๐๐š๐ฒ๐ฆ๐ž๐ง๐ญ (and More)
Aim for 20% to avoid mortgage insurance, plus reserves for emergencies.
Use high-yield savings accounts and automate deposits.

Research mortgages, first-time buyer programs, closing costs, and property taxes.
Connect with a trusted realtor who knows your local market.

Revisit your debt, credit, and savings regularly.
Adjust your plan but stay committed to your goal.

You do not need to be debt-free or wealthy. You just need a plan.

๐Ÿ“‰ Mortgage Market Awaits the Fedโ€™s Next Move ๐Ÿก

Mortgage rates are holding steady as September begins, but all eyes are on the Federal Reserveโ€™s Sept. 17 meeting.

If the Fed cuts rates, mortgage rates could stay the same or dip slightly.

If the Fed keeps rates unchanged, we may see rates bounce higher.

๐Ÿ‘‰ Right now, the 30-year fixed is averaging around 6.7%, making affordability a challenge for buyers and leaving very few refinance opportunities.

๐Ÿ’ก What this means for you:

Buyers: Waiting for the Fed? A small drop could help, but inventory and prices still matter more.

Homeowners: Unless your current rate is over 7.25%, refinancing might not make sense just yet.

Forecasts from Fannie Mae and the Mortgage Bankers Association suggest a gradual decline in rates into 2026.

๐Ÿ“Š The housing market remains in a holding patternโ€”are you planning to make a move this fall, or waiting to see what the Fed decides?

๐Ÿ’ก Smart Ways to Save When Buying a Home on the Space Coast

Buying a home is more than just the down payment. Between taxes, insurance, and closing costs, it can add up quickly โ€” but there are smart ways to cut costs:

โœ… Compare lenders for better mortgage rates
โœ… Look into FHA, VA, or USDA loan programs
โœ… Explore local down payment assistance programs
โœ… Negotiate with sellers for closing costs or HOA fees
โœ… Refinance later if rates drop

Your dream home on the Space Coast may be closer than you think โ€” it just takes the right strategy. ๐Ÿกโœจ
