Part 1 - A tenant threatened to sue me for $40,000 over a clogged kitchen sink.

I own a duplex beachside in Cape Canaveral. Older block home. Like a lot of older Florida properties, it has cast iron drain lines. If you own older property in Florida, you already know that eventually cast iron becomes something you have to plan for.

One of my tenants called and said the kitchen sink was backing up.

Within 24 hours, I had a licensed plumber out there.

The plumber snaked the line. The clog cleared. Water was draining again. Problem solved for the moment.

The plumber also mentioned that eventually the cast iron lines would likely need replacement. Not uncommon. Not an emergency. Not a collapsed system. Just an aging system that would eventually need to be addressed.

I was honest about that.

And somehow that honesty turned into accusations.

The tenant started claiming the property had structural issues. Said the house was sinking. Said there were foundation problems. Said we were ā€œcovering things up.ā€

But instead of arguing emotionally, I immediately shifted into documentation mode.

And honestly, this is where most landlords make massive mistakes.

They argue over text.
They get defensive.
They panic.
They threaten.
They react emotionally.

Do not do that.

I documented everything.

Every maintenance request.
Every repair response.
Every plumber visit.
Every written notice.

Then I hired a structural inspector to evaluate the property.

Inspection came back clean.

No structural failure.

At that point, the situation escalated even further.

The tenant started threatening rent deductions and claiming he would only pay partial rent because he personally believed the sink was unusable, even though the plumber documented that it was operational and draining.

Then came pages of accusations.

Claims of fraud.
Claims of criminal conduct.
Threats of lawsuits.
Demands for tens of thousands of dollars.

And this is the part where emotional control matters in business.

Because when someone else is escalating chaos, your ability to stay calm, procedural, and disciplined matters more than ever.
