The answer depends on the segment.🏡

Across much of the market, buyers are gaining leverage. According to Realtor.com, more homes are coming online, listings are staying active longer, and price reductions are becoming more common—creating increased negotiating power in many price points.

However, the luxury market tells a different story. At the high end, sellers continue to hold an advantage as time on market has shortened and pricing has largely stabilized.

The takeaway: national trends matter, but local insight matters more. Whether you’re buying or selling, understanding your specific market dynamics is essential to making confident decisions.
