By now a lot of you have heard about the new community benefit I’m running that I call Keyway Connections. I wanted to take the time to explain why I started this program in the first place.
I was meeting with a client and she mentioned that her son and daughter-in-law were renting a house in Coeur d’Alene for over $2500 a month. She said they wanted to buy a home, but they just didn’t have any savings for a down payment. With that kind of rent, health issues, and a busy life with kids, it would be hard for anyone to save up for a down payment. She said her son is a teacher and his wife is a nurse, and she asked if there was any help out there for people in their professions to assist with down payments.
I told her that I had heard of a couple of grants and programs designed to help teachers, healthcare workers, firefighters, police, and others, but I would have to look into them before I could recommend any.
Well, that took me down a rabbit hole I never expected. I found several national programs that offer grants to the “heroes of the community,” as they put it. I agreed it was a worthwhile cause for essential workers who keep a community running smoothly, and that those people deserve the chance to buy homes in the places they serve.
I even looked into joining those programs as a realtor. It looked good on paper. But after calling the national groups and spending hours on research, I found that these programs were for-profit companies that didn’t actually do anything besides charge real estate agents for the right to use their name in marketing. The “grants” they offered were money collected from real estate agents and applied toward already existing grants in each state, like our own Idaho Heroes program offered by the Idaho Housing and Finance Association. There wasn’t even a guaranteed amount for the hard-working people in financial need, just a vague promise of “up to X dollars” that almost no one received in full. On top of that, the grant came at a high price: they had to use a national lender out of another state that made up for the credit with higher interest rates. The lenders would make their money back within a few years. I also knew the extent of this specific lender’s shadiness because the mortgage my husband and I have on our house is through them (we took it out before I became a real estate agent).I couldn’t recommend them to clients.
I didn’t believe that vague, indefinite promises and shady mortgage lenders were the right way to treat anyone, let alone people looking for financial help. I knew I could do better to serve and thank the indispensable workers of my hometown.
I designed this program with one goal in mind: to help ensure the people who serve our community can actually afford to buy homes here. I did that by building a team that offers quality customer service and real, tangible benefits with no strings attached. It is run right here for my neighbors who serve North Idaho.
I am grateful for Mike Hobbs, Carla Durheim, and everyone at Chem Financial for partnering with me to make this happen. I’m so excited to see the real impact we can make in the lives of people who work for our local school districts, healthcare facilities, and emergency services.
