The house may be cute…

…but please don’t let the trendy backsplash distract you from the ceiling stain and suspiciously fresh paint 😅👀

Pretty houses can still have VERY expensive problems hiding underneath.

And honestly?

One of the biggest mistakes buyers make after going under contract has NOTHING to do with the house 😅

It’s buying other stuff before closing 👀

PLEASE do not:
🚫 buy a new car
🚫 finance furniture
🚫 open new credit cards
🚫 randomly move large amounts of money around

Even if your loan is already “approved,” your lender is usually still reviewing things all the way up until closing day.

And yes…
people really do accidentally mess up their financing DAYS before closing because they bought a couch 😂

The house can wait a few more days.

Protect the closing first 👏

Honestly, helping buyers avoid expensive mistakes and panic spirals is a huge part of my job.
