U.S. Renters Expect to Move Less
Noticing a shift in renter mobility expectations is always revealing—especially for those of us passionate about the human side of housing transitions. In 2026, renters estimated their average 3-year chance of moving at around 37%, compared to just 14% for homeowners. While renters remain much more mobile overall, even their plans have softened. I’m intrigued by how these expectations are increasingly linked to hopes of homeownership: renters who don’t see themselves ever buying are planning far fewer moves than those who feel ownership is within reach. Affordability stands at the heart of these decisions. Renters who believed getting a mortgage would be very easy were the most likely to anticipate moving, while those who saw it as a challenge expected to stay put. The outlook on mortgage rates also played a role—anticipating lower rates correlated with planning more moves, while higher expected rates led to reduced mobility. What stands out to me is that renters’ interest in owning a home hasn’t really faded; instead, it’s affordability that’s shaping their plans. Communication and understanding are key to navigating this landscape—and that’s where I find my purpose.
