I broke up with my gym my family has been going to since I believe 2004…?

I remember my Dad calling me in my dorm room in college and telling me about this fabulous new gym he just got a membership with. He even got a membership while they had a trailer in the parking lot— the building wasn’t even finished yet.

We were basically paying the cost of a luxury cruise at our gym, and while it was incredible and amazing, we decided we would rather actually go on a luxury cruise than spend the same amount for a gym membership 😂.

And now we go to Club 4. If you would have told Tara in 2018 that she would be leaving her beloved luxury cruise gym, she would have never believed you. But now, Tara who has two adolescent pre-teen boys, yes, some things needed to be cut LOL— If you know, you know! 😜

It is so nice, brand new, and it has such a fabulous layout and machines and equipment I honestly don’t even miss Luxury Cruise gym.

They have hydro massage chairs that are AMAZING and even red light therapy. They also have childcare, group fitness classes, pickleball courts, cold plunge, and saunas.

What’s also cool is this is a privately-owned gym and the owner will sit out and greet people by name, which I think is really cool.

I loved on Memorial Day the owner had a table set out in honor of Veterans who never made it home with all the place settings to recognize their sacrifice.

Super busy day catching up from a long weekend. I threw this ridiculously easy beef recipe together this morning and served with rice and broccoli.

Easy and healthy, it’s one of my favorites to throw together in 5 minutes or less and let it simmer all day.

-2lbs. Beef Strew Meat
-McCormick’s Grill Mates Montreal Steak Seasoning
-Cream of mushroom soup
-chopped onion (I use frozen onion)

Season the beef with steak seasoning, stir in the chopped onion and Cream of Mushroom soup, and voila!

Throw this in the crockpot and cook on low for about 6 hours. Serve with rice or mashed potatoes and a green veggie 🥦.

Oh you know, just a Saturday night at Harvest Hall in beautiful downtown Grapevine listening to a Chris Stapleton Tribute Band.

This place is poppin’! Not only for the kids, but some friends of mine were sitting right next to me playing a round of Mahjong (I have never played this, but I am intrigued!).

They have a Summer Pass for $99 and your kids can literally come every single day until August 28th. It’s pretty spectacular.

UNDER CONTRACT!

Congratulations to my First-Time Homebuyer(!) who officially went under contract to become the proud owner of this fabulous home in Trophy Club.

Now, I have seen a lot of houses in my 9 years in Real Estate— I’ve seen flip homes, I’ve seen starter homes, mansions and everything in between.

Y’all, this is the COOLEST house I’ve ever seen— seriously!

You always hear location, location, Location? Well, this one has just that! It’s located in an established culdesac and is literally the focal point once you turn into the culdesac. Front and center in all its glory.

It has no backyard neighbors and you literally can see Grapevine Lake. It feels extremely private because the way it is positioned makes it to where you almost don’t even realize you have neighbors.

These pictures— don’t even come close to doing this home justice. It’s that good.

What city in the state of Texas has the strongest buyer's market?

None other than Lubbock, TX, which currently has 8.1 months of inventory, according to HousingWire data.

Just to give you some perspective, 6 months of inventory is considered a balanced market. Anything over six months is considered a buyer's market, and anything under six months of inventory is considered a seller's market.

As of November 2025, DFW is sitting at 5.1 months of inventory, so technically we are in a very soft sellers market but obviously inching closer and closer to a more balanced market.

Just to give you some perspective, in March/April/May 2021, DFW only had 0.8 months of inventory! That's back when homes were flying off the market with historic-low interest rates.

So what does all this mean? If you are a buyer, you have a lot of options--The last time DFW had this much inventory was back in early 2003!

Keep in mind that cities around the metroplex vary in inventory. For example, Colleyville is at 2.4 months of inventory while Haslet is sitting at 5.0 months.
