Closing day for this gorgeous home in Trophy Club!

What an amazing house this was. Located as the focal point on a culdesac, no backyard neighbors, a view of Lake Grapevine, so much privacy you forget you have neighbors, and quite literally the coolest house I have ever seen (and I’ve seen A LOT of houses!)

What a whirlwind this was. My client reached out to me on May 7th after being referred by another client of mine. That day we submitted an offer on this home and sadly the offer was not accepted.

In the span of one week, my client wrote offers on two more houses all to have it not work out.
The market was heating up big time.

Then all the sudden, a week after getting her offer turned down, I got a callback from the Listing Agent on this house saying the buyer who was under contract backed out.

We saw the house one more time, my client decided she absolutely wanted the house, and I called the listing agent back expecting to start back over with negotiations only to be told that she would have her seller sign the existing offer that was initially turned down and she would send it over once she had it executed. We could not believe it!!

Now here my client is a month later, the proud new owner of this incredible home.

I always tell people— Crazy things can happen when you least expect it. I’ve seen it happen time and time again. When something is meant to be, IT’ll BE!

Also, how beautiful are these flowers? My sweet client and her lovely parents brought these to me at closing.

Today I did a little bit of research on how to organize paper clutter.

I haven't had a really good system for organizing paperwork, and after doing a little bit of research I think I may have found a system that could potentially work for me.

You put all your papers in a basket. The great thing about this is that instead of having piles of paper all over the house, you have once centralized location.

From there, the goal is to spend 10 minutes going through as many of those papers as you can a day, and you divide them into 4 different piles:

1) Take Action
2) File
3) Recycle
4) Shred/Burn

I've already ordered my basket on Amazon, so I cannot wait to get the paper piles off my dining room table and get myself organized with a good system!

A more relaxed schedule for the kiddos, sunscreen, pool time, bbqs and nights on my new patio under the string lights— these are all the things I am looking forward to this Summer!

I am also really looking forward to live music in Downtown Grapevine on Friday and Saturday nights.

And the event I really enjoy every June in Colleyville is Stars and Guitars. This year Craig Morgan is performing this free concert and it will be followed by a fireworks show. It is always such a Family and Patriotic event, and I always leave feeling so grateful.

A few months ago I sat in on a presentation given by the Attorney/Owner of Independence Title, Matt Schultz.

He gave a fantastic presentation regarding the economic forecast for the year.

He stated that even if you purchase a home right before a MAJOR recession, your home will double in value in 15 years. It sort of blew my mind.

Texas has a lot of things working in its favor, and it’s actually the #1 market to watch nationally( more on that later).
