Here are my go-to spots for when I’m needing to get some sun ☀️

- A Riverside walk/bike ride on the Gathering Place trails
- A morning at Keystone Lake (paddleboarding, kayaking, or just a lakeside picnic)
- A sunset stroll through Woodward Park & Gardens

📊 The market has definitely shifted… but homes ARE still selling.

What’s changed is buyers are taking more time before making decisions.

They’re:
• comparing options more carefully
• negotiating strategically
• paying attention to condition AND pricing
• waiting a few days before submitting offers sometimes

We are no longer in the “throw an offer at it in 10 minutes” market we saw a few years ago.

That doesn’t mean your home won’t sell. It just means strategy matters more now.

Pricing correctly, presentation, marketing, and negotiation are becoming important again.

Honestly? That’s not necessarily a bad thing.

💰 Buyers… let’s talk about allowances for a second because people hear that term and immediately get confused 😂

An allowance is basically money negotiated during the contract to help offset something after closing.

Examples:
✔ carpet allowance
✔ paint allowance
✔ repair allowance
✔ cosmetic updates

Instead of the seller physically replacing something before closing, they may agree to contribute money toward it instead.

Sometimes this helps buyers:
• preserve cash
• customize things themselves
• avoid delays before closing

Every situation is different, but allowances can be a really helpful negotiation tool in the right scenario.

Real estate has a LOT of moving parts and this is one of those things nobody explains until you’re in the middle of it 😅
