WOW! WOW! WOW! This family came to us in a message from Korea. We got them set up with a great search on the West side close to trails, found some great properties, videoed a bunch, put in a few awesome offers, walked through one property in person on the one day they had in the Springs. God works in mysterious ways! This family I first connected with in 2023 about buying a house. They were looking to start their time in Colorado renting until they could figure out what they were looking for and where they wanted to land. This is an exciting property. A house that should be worth 600k we're under contract on at 412k. There is a bit a remodeling needed throughout, but the buyers on this one are excited. To top it off, Mr. Buyer has about 20 days to get this house completely remodeled before his wife brings their newest baby home to this property after closing. What a whirlwind! The seller is a good friend of mine and came to me hoping to sell their house. They had tried with a different, MUCH MORE experienced Realtor in the past and couldn't pay people to come look at the property. Even with a major road in the back yard, we were able to get this house under contract, set them up with an amazing lender to purchase their new home in Ohio, and closed this one all on their timeline. It is always great to help a friend and a brother, but this one feels like a huge win! Congrats guys and enjoy the new life you are building on the other side of the country! This family found me from Korea and I am so glad they did. WIth their upcoming PCS to Colorado, we videoed a bunch of houses. The market has been crazy and houses have been flying off of the market in the area this family wanted to live in, BUT they stuck to their guns and found a great property in a great neighborhood that will be an amazing place to call home when they come back to the United States! Here's the story on this property. The great Sean Warner of The Warner Group helped this owner purchase this investment property a while back. The Warner Group got into property management and moved this property from earning about $3600 to earning a little over $5000 per month. The owner decided to sell and of course used The Warner Group to tackle the sale. Yesterday as I spoke with the now former owner, he mentioned that the military may end up bringing him back to Colorado and he was going to reach out to The Warner Group for his next purchase if that happens. We see the people we get the opportunity to work with not just as clients, but as family. We're always ready to help however we can and families like this one remind us why we got into this business. So much pressure on this one! Currently, we are under contract on another property for another seller. That seller told these buyers that I would take great care of them. That's how this relationship started from Bosnia... Imagine not only meeting the expectations of your buyers, but also their buddy, your seller! Now though, this fantastic couple that I've had the pleasure of meeting in person one time are the proud owners of an amazing house. I had to give these sellers some bad news yesterday. We received an offer at asking price and they decided to accept. The bad news part? They have just a few weeks on this quick close to pack up everything and move across the country! I LOVE THIS FAMILY! From the beginning, finding this house wasn't a matter of finding the right place to place their belongings, it was finding a piece of Colorado for this couple to create a home big and inviting enough to host all of their adult kids and just as importantly to have all the grandbabies swing by. Throughout this transaction I saw God working in their choices and I am still seeing the blessings continue to be placed upon this family. When you have as amazing of a seller as the one I'm working this deal with, you want them to get wins. We just had 3 competing offers for this cash flowing 4-plex in Fountain. While taking care of my clients is of course the #1 focus, God has a way of working through deals. One of the units was sitting in a month to month status to keep the option for a buyer to move in as a principal residence. The offer that won out is allowing that newly wed couple and their beautiful baby girl to remain in the property until they PCS in 2027. No downsides to this transaction!!! Congrats!
