Perspective is everything when it comes to real estate! If you only look at annual data, you might think the market is standing completely still. But when you look at the monthly data, you can see the seasonal energy in real-time.
On a Year-Over-Year basis, we are seeing beautiful macro-stability. Median prices adjusted microscopically from $479,900 to $480,000 (+0.02%), inventory stayed stable at 3,993 listings (+0.76%), and completed sales grew to 1,177 (+4.4%).
However, on a Month-Over-Month scale, the spring market hit its stride. From April to May, median prices rose +4.58% (+$21,000) from $459,000, choice expanded with active listings up +5.86%, sales velocity increased +12.31%, and median days on market tightened by -12.5% to 21 days.
