Is the market crashing or crushing? Here are the raw numbers for Colorado Springs (El Paso County) for April 2026.
If you look at last year, the market looks “softer.” If you look at last month, it’s “on fire.” Here is the proof:
Last Year vs. Now (April ‘25 vs April ‘26): Median Price: Down from $476k to $459k | Homes for Sale: Up from 3,533 to 3,772 | Total Sales: Down from 1,081 to 1,048
Last Month vs. Now (March ‘26 vs April ‘26): Price Change: UP $5,000 in 30 days. | Speed: Homes sold in 42 days in March... now they sell in 24 days. | Inventory: There are 616 FEWER homes available now than last month.
The Verdict: We aren’t seeing a crash… We’re seeing a classic Spring Surge. Prices are stabilizing compared to the 2025 craziness, but the competition is heating up FAST.
