A long-envisioned shuttle to top outdoor destinations in the Denver area has officially hit the road.

Memorial Day weekend marked the launch of Westracks ー beginning an initiative to cut back emissions and hassles for drivers who might otherwise fight traffic and struggle for parking. The free shuttle is also aimed at getting people without the means to places such as Red Rocks Park.

Foreclosures are up… but don’t panic. 🏡

Yes, foreclosure filings have increased over the past year. But when you zoom out and look at the bigger picture, we’re still well below historical averages — and nowhere near the levels we saw during the 2008 housing crash.

What we’re seeing now is more of a return to normal after foreclosure activity was artificially low during the pandemic years.

And here’s another important thing to understand:

A foreclosure filing does not automatically mean a home will end up in foreclosure. Many homeowners work out payment plans, sell their homes, refinance, or resolve the issue before it ever reaches that stage.

The media loves dramatic headlines, but the data tells a much different story.

Today’s housing market is very different from 2008:
✅ Lending standards are much stronger
✅ Most homeowners have significant equity
✅ Inventory is still relatively limited in many markets

So while filings are rising, it does not mean the market is collapsing.
