I give my clients this advice all the time: paint the colorful wall white.

I just never realized how GREAT my advice was until I met this home. The seller had taste (with a capital T). Their decor was stunning, but their unique style made it hard for buyers to picture themselves living there.

After a few weeks on the market, they decided to heed the advice to finish the basement, paint it white, and have it staged. The home was under contract in 11 days, for much more than the original list price.

If you’re getting ready to sell, consider this “broad appeal” playbook for your best chance at a quick sale and high offers:

🖌️ Paint it all white (or greige)
🛋️ Replace statement pieces with modern minimalism or have your home staged
🖼️ Switch personal photos for generic art

🏷️ If you opt out of the fresh coat of paint and furniture refresh, price the home VERY competitively. When your buyer pool is smaller (ie: the one Denverite who also loves that Hulk-green wall and octopus-shaped chandelier), you need a more appealing price.

Moral of the story: it doesn’t matter if your home is the epitome of . What matters is the blank canvas for your buyer’s future.
