If you’ve been lying awake scrolling Zillow wondering “Could we actually buy a home?” Before you sign another lease, this is your sign to see what it might look like for you to finally take that leap 🏡✨

Whether you’re hoping to buy in a month, six months, or even a couple of years, we can make a plan together. We’ll talk about your goals, connect you with an amazing local lender, explore options, and figure out what buying could realistically look like for you.

A few things that surprise people:

-VA loans are $0 down
-Builder incentives & seller concessions can help with closing costs, buying down your interest rate, and for VA buyers even paying off qualifying debt like credit cards or vehicle loans
-If you’re not using a VA loan, there are still great loan options and programs available
-If we start looking now, go under contract in August and close in September, your first payment won’t be due until November
-No, you don’t have to have everything figured out before reaching out (that’s what I’m here for!)

Sometimes buying is a lot more possible than you think. And if it’s not the right time yet, you’ll leave with a plan to get there. No pressure. Just honest advice and a roadmap.

The worst real estate advice in Colorado Springs sounds right…until it costs you money 🫣

I hear the same myths every single week from clients, people relocating here, and things floating around online that just aren’t true anymore.

Things like:
“You need 20% down to buy.”
“There’s no way to get a lower interest rate in today’s market.”
“New construction is always more expensive.”
“VA loans are hard to get accepted.”
“You can’t buy and keep your monthly payment close to BAH.”

Some of these are harmless. Others can cost you thousands of dollars or keep you from buying a home that would’ve been a great fit for your family.

I’d rather be the REALTOR® who gives you the honest answer now than have you find out the hard way later.

So…you were planning on renting, but now you’re just stressed 😫🫣

You’re getting closer to your move to Colorado Springs, and you’re realizing rentals are harder to find than you expected, monthly costs add up fast with fees and deposits, and you’re starting to panic because you’re almost here.

I’m here to tell you that buying might still be an option 🫶🏻

I’ve helped multiple PCS and relocation families who originally planned to rent but decided to buy at the last minute. Both were under contract and in their new homes within 2 to 3 weeks.

With VA buyers, there are so many possibilities:

✨ Zero down for VA buyers
✨ The opportunity to negotiate seller or builder concessions to help cover closing costs
✨ Both new builds and resale homes with different incentive/concession opportunities

In fact, two recent clients were able to negotiate low earnest money deposits, and those funds were credited back at closing. Every situation is different, but there may be more options available than you think.

Whether you’re:

-Still out of state and need virtual tours,
-Already here in an Airbnb or hotel and want to hit the ground running,
-Or just wondering what buying would actually look like compared to renting…

I’m happy to help you explore your options. We can connect you with a great local lender and run numbers, and see what makes the most sense for your family. If buying isn’t the right fit, that’s okay too. But I’d hate for someone to assume they can’t buy without at least looking at the possibilities.
