Exploring all the coffee shops (obviously)
Soaking in family time 🫶🏻 My 5 yr old rode the ferris wheel for the first time and said “that was a little scary, but I’m so brave” 🥹

What’s an assumable loan, and how can it benefit you? 🏡

An assumable loan is when a buyer can take over (or assume) the current mortgage instead of getting a brand new loan. The biggest benefit? You also take over their interest rate.

So if the seller locked in a really low rate a few years ago, you could potentially step into that same loan and payment. With where rates have been the last few years, this can make a huge difference in the monthly payment.

One thing to keep in mind is something called the “gap”. This is the difference between what the seller still owes on their mortgage and the price they’re selling the home for.

For example, if they owe $350k but the home is selling for $425k, the buyer would need to cover that $75k gap.

MOST of the time that gap is paid in cash, but there are sometimes financing options. It’s always a good idea to talk with a lender to see what makes the most sense for you. Sometimes the gap can be $10k to $20k, and other times it can be much larger depending on the home and how much equity the seller has.

Even with the gap, assumables can still be a really great option if stepping into that lower interest rate and monthly payment makes sense for your situation ☺️

And on the seller side, assumable loans can actually be a huge marketing advantage. If you bought with a low interest rate and go to sell later, being able to advertise that buyers can assume your low rate can make your home stand out if market rates are higher.

Most people don’t realize what’s actually negotiable when you buy a home in Colorado Springs 🏔️🏡

Everyone focuses on the purchase price. And yes, that matters.

But a really good agent is also thinking about your monthly payment, how much cash you’re bringing to closing, what happens after inspections, builder incentives, and whether the timeline actually fits your real life.

I’ve had clients walk away with seller paid rate buydowns, thousands in closing cost credits, professional home cleaning before closing, and even move in dates that worked around leases and PCS timelines.

There’s usually more room at the table than people think. You just need the right strategy and someone who knows how to navigate it (hi, it’s me!)
