Market Stats in Howard County from the last 10 transactions ending Aug 21.

60% offers that were higher than list price.
80% offers requested no seller subsidy.
70% offers had financing.
80% offers paid a 2.5% commission.
70% offers had an appraisal contingency.
90% offers had an inspection contingency.
70% offers were to buy a single family home.

The takeaway? There’s still competition for the right homes, but the terms of the deal matter just as much as the sales price. Buyers and sellers need to understand what is actually happening in the market, not just what they’re hearing online.

List Price ≠ Market Price 🏡

One of the biggest misconceptions in real estate is assuming the list price is always the seller’s expected market value.

Sometimes, a gorgeous home in a highly desirable neighborhood is intentionally listed below market value as a pricing strategy. The goal? Generate significant buyer interest, create competition, and potentially spark a bidding war.

In the right situation, that strategy can push the final sale price 5–7% higher than where the property might have sold if it had simply been listed at market value.

I recently saw this play out firsthand in Howard County. A newly listed, highly desirable home attracted tremendous interest—and the winning offer ultimately came in more than $100,000 over the list price.

The lesson for buyers: Don’t confuse list price with market value.
And for sellers: Strategic pricing can be incredibly powerful when the market, property, and timing are right.

In real estate, sometimes the price you see on the sign is just the starting point. 🎯

Let me be blunt: Your price is wrong.
I know that’s not what you want to hear. Your agent said it was “priced competitively.” You looked at what your neighbor sold for. You calculated what you need.
Here’s the thing: The market doesn’t care. The market decides the price. Period.
If you’ve been on the market 30+ days with no offers, the market just said “no thanks.”
The brutal math:
Average home takes 30 days to sell with 12 showings. You need 3-4 showings per week.
Getting 0-1 per week? Pricing problem.
Getting showings but no offers? Pricing problem.
Here’s how we price listings to actually sell:
Pull comparables from last 60-90 days
What actually CLOSED. Real money that changed hands.
Analyze days on market vs sale price
Homes that sold fast got asking or above. Homes that sat got beat up.
Factor in condition honestly
If comparable homes are updated and yours isn’t, you’re not comparable.
Look at active competition
Similar house priced higher? You’re dead in the water.
Set price to generate activity
3-4 showings per week minimum. Not hitting that? Problem.
Monitor feedback obsessively
“Priced too high” three times? Market is screaming at you.
Move quickly when data says move
Wait another 30 days and you’re stale AND overpriced. Worst combo.
Bottom line: The longer you sit, the less you’ll get. Buyers see days on market climbing and smell desperation.
Price it right from day one.

A shoutout to Howard County Animal Control for finally picking up the deer carcass from my backyard.

I reported it as soon as I noticed it on Tuesday. They said someone will pick it up within 24-48 hours. I called them 24 hours later to confirm they have the right address and my phone number and gave an accurate description of where the carcass is located.

They told me they have one contractor who services the entire county so it may take a while, but to rest assured, it will be handled.

I called 48 hours later to confirm that the pickup is actually going to happen. Then they mention, it’s not 48 hours but BUSINESS hours and that the contractor will come by on Friday. On Friday I call and now they are taking my call seriously. They said they will get in touch with the contractor.

10 minutes later, the contractor calls me. He said he came out to my property on Tuesday but did not find the deer. He figured he went to the wrong house when I told him by now the stench and the size of the deer with its location was impossible to miss. I was wondering why he didn’t call me when he couldn’t find the deer because I had given my number. 🤷🏻‍♀️

He told me he will definitely come by Friday evening or Saturday morning.

I was at a training at the office and I come home to no stench and the coast is clear, so I am relieved.

I want to thank my neighbors for their patience with all of this. This incident coincided with the poor air quality we were experiencing as a result of the Canadian wildfires, so everyone was indoors anyways.

I take care of my clients with their real estate buying and selling needs that same way—by showing up and handling it in the best way I can, just as if I were doing it for myself.
