In honor of my one year realtorversary 🏡, I wanted to share an updated “get to know me” post 🥰

This year stretched me in ways I didn’t expect. It pushed me out of my comfort zone, challenged my confidence, and forced me to grow thicker skin. There were moments I questioned myself, moments I wanted to quit… but I didn’t. 🫡

And I’m so glad I didn’t.

Real estate has taught me that you truly get back what you put in. The growth hasn’t been overnight, but it’s been real. I see it. I feel it. And I’m proud of it.

If you’ve supported me, referred me, shared a post, asked a question, or trusted me with your goals… thank you. It means more than you know.

As I step into year two, I’m even more locked in.

When you or someone you know is ready to make a move, I hope I’m first in mind. 🤍🏡

Good morning future homeowners 🏡

It’s the last Friday of February, so let’s carry some FACTS into the last month of Q1.

Too many buyers think they need perfection to start the homebuying process. That is simply not true.

👎🏽 “I have to clear all my debt.”
No, you don’t. You need to regulate it. Lenders focus on how much of your monthly income goes toward debt payments. The goal is typically to keep that number under about 48-50%. It’s about balance, not being debt free.

👎🏽 “My credit score is too low.”
Friend… buyers are getting keys with scores starting around 580. Realistically, getting into the 580-620 range is a solid starting point. Your score plays a part in your interest rate and what programs you qualify for, but you do not need a 700+ to begin.

👎🏽 “I don’t have 20% saved.”
Who told y’all that? 😅 There are grants and down payment assistance programs available that do NOT require you to drain your savings or wait years to stack $20,000. Learn what resources are out there before you count yourself out.

At the end of the day, every journey looks different. There are more moving parts than just these 3 things, but the sooner you stop chasing perfection, the sooner you can create a real plan. 🤷🏽‍♀️

Spend The Day With Me | Dual Career Realtor 🔑

Fun fact : all real estate agents aren’t full time 🤷🏽‍♀️! I work a full time job just like you so I understand how exhausting it can feel when 5:00 hits BUT most days my day doesn’t end at 5 and this Thursday was one of those days! 🏡✨

Valentine’s Day is Saturday & fellas the ladies told me what they want this year …

They’re tired of edible arrangements. Flowers die. Bags get old. This year the ladies want E Q U I T Y! 🔑✨

People always ask me, “Hey Ashah, how’s the market?” 🤔 If you’re looking at homes in the City of Columbia, here’s what buyers should understand based on the December 2025 numbers ⬇️

Activity in this area has picked up. More homes are hitting the market compared to last year, and properties are selling faster than they were. Prices have stayed relatively steady, which tells us this part of the city is holding its value while still moving.

Translation?

Buyers have options, but homes aren’t lingering. When something is priced right and shows well, it’s moving in about a month.

What should you expect here? 🫵🏽
• A more affordable price point compared to some surrounding suburbs
• Steady demand inside city limits

The City of Columbia isn’t slow, and it’s not chaotic. It’s active. And in active markets, preparation gives you confidence.

People love to ask me — “Hey Ashah! Hows the real estate market?” Here’s what future buyers in West Columbia / Cayce should realistically expect based on December 2025 market data ⬇️

Inventory is up compared to last year 📈, which means you have more options to choose from. At the same time, home values have remained stable overall, even with slight month-to-month shifts.

Homes are also selling faster than they were last December, which tells us buyers are still active in this area.

So what does that mean for you? 🤷🏽‍♀️
• More selection than tighter markets
• Stable pricing with long-term growth potential
• A balanced market where strategy matters

West Columbia / Cayce isn’t a chaotic bidding war market. But it’s also not a market where you can move casually without a plan.

Dear 2026 future homebuyers,

As a licensed Realtor in Columbia SC I’ve learned first time buyers hit the exact same road blocks when they feel they’re ready to buy. There are 3 things you need to do to set yourself up for success.

FIRST, let go of the idea that you need perfect credit, $20K+ saved, and absolutely no debt. That’s not reality.

Here’s the truth, and hopefully it brings you some relief. There are buyers getting into homes with student loan debt, little to no money out of pocket depending on the lender and program they use, and credit scores in the 600 to 620 range.

SECOND, get over your fear of preapprovals.

Almost every first time buyer asks the same questions:
How much will I qualify for?
How much do I need to save?
What will my interest rate be?

The only way to get fully accurate answers and a plan that actually works is by talking to a mortgage lender and submitting the application. We can estimate all day, but real clarity comes from real numbers.

Home values are continuing to trend upward, which tells us demand in Lexington is still strong 💪🏽. Inventory has grown compared to last year, so you’re not fighting over one or two listings like buyers were in tighter seasons.

At the same time, homes aren’t sitting forever. They’re moving, just at a more balanced pace. That gives buyers room to evaluate their options without feeling rushed, but preparation still matters.

• More negotiating room than peak seller markets
• A market that favors buyers who are financially ready
