When buying land, you’re not just buying dirt
you’re buying constraints, possibilities, and future cost structure.
Vacant land can look simple.
In reality, it determines what you can build, what you cannot build, and how much it will ultimately cost.
Before you make an offer, check these off your list:
1. Define the home vision
Square footage. Layout. Style. One story or two.
Your plans must fit the lot, not the other way around.
2. Confirm zoning and restrictions
Setbacks, minimum build size, HOA guidelines, usage limitations.
Vacant does not mean unrestricted.
3. Verify utilities
Public water or well
Sewer or septic
Power and internet availability
Infrastructure drives cost.
4. Test the soil
Drainage conditions, build suitability.
No soil approval means no build.
5. Consult a builder
Have a professional review the lot before closing.
They will identify grading needs, foundation requirements, and site preparation expenses immediately.
