Major milestones at this week! 🛠️💪

We’re officially in the “guts” of the Reno. Framing for the new bathroom is done (spot the tub! 👀), our new French door opening is cut, and the electrical and HVAC crews are crushing the rough-ins.

It’s loud, it’s dusty, and it’s exactly where we need to be. 🚧

It’s a busy season as we juggle the finishes at Griggs and the heavy lifting here at the Light project.

The bones were 1980s, but the finish is all 2026. 🥂✨

Checking major boxes at . The bath tile is officially set, the paint is dry (including that killer accent wall), and the kitchen cabinets are in place.

It’s a complete 180 from the “time machine” we walked into a few weeks ago. 🛠️💪

The “disgusting” phase is officially over at ! 👋🧼

We’ve got a total blank slate here and we’re ready to start putting it all back together. Those vaulted beams are finally breathing!

It’s officially go-time on two fronts: Griggs is ready for the rebuild, and we’re finally kicking off the reno at Light St. now that the power is on. 💡🛠️

The most expensive part of a renovation? The time you didn’t account for. ⏳💸

We finally have power at ! It was a long, painful road through the city permit process to get that exterior service approved and the meter set.

Quick tip for your flip: If a permit is required to get the power turned on, factor in extra holding costs. Between inspections, utility schedules, and city backlogs, “quick” is rarely an option.

Now that we’re powered up, the real transformation begins. ⚡️🚧

A little late in posting, but got a few outdoor projects complete before winter set-in. Complete redo of the porch ceiling, PVC wrapped trim, removed decades of paint off the front of the house, and refinished an original door to its former glory.
