Things to do before the first freeze:
*🏠Complete HVAC service. Replace HVAC filter and check monthly during heating season. Test thermostat and replace batteries🪫.
*Reverse ceiling fans to clockwise on low.
*Clean gutters and downspouts after leaf drop; ensure drainage 3+ ft from foundation.
*Roof inspection
*Weatherproofing around windows and doors. Seal drafts.
Caulk gaps where pipes/wires enter the house
*Plumbing winterization to avoid costly winter repairs. Disconnect outdoor hoses. Winterize outdoor faucets & sprinklers. Shut off and drain hoses. Insulate exposed pipes in unheated areas.
*Inspect driveway and sidewalks for cracks, heaving, potholes or trip hazards.
*Test sump pump before storms.
*💧Locate main water shut-off for emergencies.
*🔥Check Fireplace damper operation.
Chimney inspection & sweep if used.
*Test Smoke & Carbon Monoxide detectors and replace batteries.
*Recharge kitchen fire extinguisher.
*Clean/store outdoor furniture, grills, and tools.
Service and store the lawn mower.

This is not just your normal home sale. 🏠This one is about people truly being there for people. Not giving up or throwing in the towel when it felt like everything was going wrong and taking forever.
I feel so very happy that the Sellers trusted me to help them throughout the process. This property has been in the family for many years. Details of this home were hand made. The Buyers, although they are not actual family members, they might as well be because they spent many days at this home growing up. They will restore this home to its original beauty and make new memories all their own.
