A lot of buyers spend hours choosing the perfect floor plan…

But one thing that often matters even more is the lot your home sits on.

You can usually modify a floor plan, finish a basement, or update the interior over time.

But the lot is permanent.

Things like:
• Backyard privacy
• Trees or green space
• Distance from neighbors
• Views from the windows
• Walkout potential

Those are things you can’t easily change later.

When buyers are building a new construction home, I always encourage them to think carefully about the lot — not just the house itself.

Sometimes the right lot makes an average floor plan feel amazing.

I’m over at my listing today to change the sign to say that it’s in contract and to check on it before the home inspection this afternoon.

I’m sweeping up the dirt and debris in the front entryway and then this song is playing on repeat in my head. Yes, the Blippi Dinosaur song.

If you happen to see an adult singing the Blippi dinosaur song, it’s not because they really like watching Blippi or singing about dinosaurs.

It is because their kid wants to have that song on repeat and it is permanently stuck in their head.

On the bright side, the song is actually good for playing in the background while doing chores.
