We found termite tunnels on almost every framing member in this crawlspace. Those dirt tubes are where the termites travel. They build those tubes to protect themselves from light. Usually we see a few in an isolated area, but these were everywhere.

These posts are not fastened to anything! 😱 This seller got a great head start on selling their home by starting with a sellers inspection. Now they know what needs to be fixed BEFORE selling their home.

Found this cracked tile on the shower floor. Moisture meter showed 💯 underneath. I even saw the backside of this wall in the attic and there was moisture in the pan liner. Thankfully the pan liner is doing its job and there was no evidence of leaks below. Water under tiles can lead to loose tiles and eventually damage the pan liner. It’s gotta be fixed!
