Cracked grout can allow water under the tile. I found a loose tile in the bathroom and this is what the subfloor looks like underneath. 😯

A sloping floor isn’t just “character”. It’s often the result of an underlying issue. A good inspector will note a defect and look for its cause.

We found termite tunnels on almost every framing member in this crawlspace. Those dirt tubes are where the termites travel. They build those tubes to protect themselves from light. Usually we see a few in an isolated area, but these were everywhere.
