Occupied staging works around what’s already there.
Vacant staging builds the home from the ground up.

When a property is occupied, there are natural limitations — personal style, oversized furniture, pieces that don’t quite fit the vision. It becomes an edit.

When it’s vacant, we control everything❗️

The scale.
The layout.
The sight lines.
The emotional tone in the photos.

We like having control of that final product… because it allows us to amplify marketing opportunities. And in today’s market, marketing is everything. 👏🏽

For that reason, we do not offer occupied staging.

Now, we understand vacant staging isn’t an option for every seller. Logistics, timing, and budget all play a role.

Another year in the books and we are:

Still moving. Still pivoting. Still growing. 🪴

This year looked a little different for us — and that’s not a bad thing.

While our roots will always be in the investment space, we saw a noticeable shift toward more retail staging this year.

More sellers wanting to maximize emotion, not just ROI.

More agents leaning into presentation as a true strategy, not a “nice to have.”

Columbus continued to be our main hub, once again proving why it’s such a strong, resilient market. From city neighborhoods to surrounding suburbs, we stayed active across the board …. adapting to what the market needed instead of forcing what it used to be.

We had the privilege of working with 143 unique agents, investors, and sellers this year. 🏆
