Occupied staging works around what’s already there.
Vacant staging builds the home from the ground up.
When a property is occupied, there are natural limitations — personal style, oversized furniture, pieces that don’t quite fit the vision. It becomes an edit.
When it’s vacant, we control everything❗️
The scale.
The layout.
The sight lines.
The emotional tone in the photos.
We like having control of that final product… because it allows us to amplify marketing opportunities. And in today’s market, marketing is everything. 👏🏽
For that reason, we do not offer occupied staging.
Now, we understand vacant staging isn’t an option for every seller. Logistics, timing, and budget all play a role.
But agents — if vacant staging is an option, advocate for it.
The more control we have over the presentation, the stronger the positioning.
And stronger positioning leads to stronger offers.
