Looking for Private Money Investors that have Self Directed accounts for funding fix and flips. 1st Lien position on the mortgage for the deal till paid back 10% Interest and I pay a minimum of 3 months even if the job takes less than that.

I am also looking for my next fix and flip in the Columbus area. Situation and condition doesn't matter so long as the numbers make sense. Thanks!

Hello all! As you should already know im in Real Estate Investing and I am looking for my next project. The condition and situation doesnt matter as long as the numbers make sense. Growing up I learned what its like to face loosing a home and being kicked out of them. No one came with a hand up and I love to help people in these types of situations the most with the hand up i never got. We help them to get unburried, without foreclosure on their credit, and hopefully cash in their pocket to start a new chapter. Results vary based on several factors my team can not control, but a conversation and a chance to help is all I we ask for. A little PSA: The open Market doesnt care about your feelings. It doesnt care about the emotional investment you have in a home. It cares about how the condition compares to the homes that sold that are similar layouts, bed and bath numbers, square footage. When investing in Real Estate emotions kill deals faster than anything else!

A bad investment done in emotion can take years to swing back upward or if at all. (Yes i understand depreciation, tax benefits etc) Case in point: A home you overpaid for, gutted completely and then needs 130K in renovation to match its market value of 230K isn't going to get off loaded for 105K to an investor. Numbers dont lie people do lol.

In case you didnt know i own and operate Empowered REI (Real Estate Investing) I work with an investment team that can close for 5 to 7 days as long as title is clear for Cash purchases of homes in any condition. IDEALLY working direct with owners allows us to navigate most any situation or home condition. Needing work from medium to heavy is also best. If yourself or someone you know inherited a home, maybe in a rough situation financially that a home sale can benefit them with cash in their pocket for their next chapter please let me know! Spring is here! That means we are looking for even more projects. Any house in any condition and situation considered. Our investment team can close for Cash in 5 to 7 days as long as title is clear/clean (free of liens, probate, county fines etc) Closing can vary with these types of issues but funding is quick.
