In December, the average home sale time dropped to just 39 days, a 53% improvement from the 89-day average we saw in December 2023.

Are you flirting with making a move to NC?🚚

⬆This past June the entire southern region had the highest increase in pending home sales month over month in the entire country. According to census.gov North Carolina ranked 3rd in population numeric growth and 5th in percent growth from 2022 to 2023. Lower cost of living, weather, job market, growth in tech, and lifestyle are just a few among the reasons why so many are flocking to the tar heel state. The steady increase in population growth has contributed to the local housing market and shows no sign of slowing down.

Unless you follow the latest news in the real estate world you probably haven't heard of the recent settlement that occurred with the National Association of Realtors and the impact that it's going to have in the housing market. Here's what you need to know to navigate the changes ahead.

The National Association of Realtors is requiring before any member (AKA Realtor) turns key to show a home a Buyer Agency Agreement has to be in place. This now will demand that any buyer will have be in contract designating the Realtor as the buyers representative in a real estate transaction before the realtor can show any home listed for sale to the buyer.

Prior to the settlement the National Association of Realtors required that some nominal compensation from the listing agent be brought to the buyer agent in able to post a listing on the MLS. The compensation to the buyer agent occurred in many forms decided upon the agreement the sellers made in the listing contract with their agent. Most often the buyer agent would be compensated with the funds from the commission the listing agent received in accordance to the agreement the agent had with the sellers. The settlement agreement has changed this requirement. A listing agent will no longer be required to compensate a buyer agent to post a listing on the MLS.
Buyer agent compensation has always been negotiable and never has been a required X amount of dollars or percentage. Only some type of compensation was required to post a listing on the MLS. This settlement does not eliminate a listing agents ability to compensate a buyer agent or a sellers ability to negotiate the compensation that is being offered to the buyer agent. It only eliminates the requirement in regards to the MLS. For context the MLS or multiple listing service is the largest database of homes for sale and allows all agents and brokers who pay and participate in the MLS to find homes for clients and access information and relevant documents relating to the property.
The potential impact that this could have is that sellers may now choose to offer no compensation to the buyer agent. If a buyer finds themselves purchasing a home using a buyer agent and the sellers are not offering compensation the buyer will have to compensate whatever commission was agreed upon to their buyer agent. This means that buyers may now have to be prepared to bring more money to the closing table if they find themselves in this scenario.

It's tough to predict the size of the impact this change will have on sellers and buyers alike and how the market will respond. I am staying as informed as possible so I can help you be as prepared as possible. With tropical storm Debby making its way to NC now is a good time to talk about emergency preparedness and what you can do to protect your home during an extreme weather event.

Start by bringing any lawn furniture or trash cans that can be picked up by high winds indoors. If thats not possible secure and anchor down any loose items as best as you can.

Protect your windows with storm shutters or pre cut plywood.

Clean out your drains and gutters and consider installing a sump pump with a battery backup.

Call your insurance company and go over your policy and confirm whats covered and whats not.

Consider investing in a backup generator in case you are faced with a long term power outage. Keep in mind to never run them in an enclosed space. They emit carbon monoxide which can be deadly.

I'm glad you're here. My name is Elise and my passion is helping make home ownership dreams come true. I'm an Ohio native and my little family and I relocated to Raleigh in 2023. Our experience is a little unique because we've actually relocated to Raleigh twice! We first moved to Raleigh in 2013 and left to go back to Ohio in 2016 to complete some career goals but our hearts remained in NC and we leaped at the opportunity to come back. Needless to say my experience in relocating is two fold and I know firsthand what the stress and excitement of making a big move is like.
