I know you’ve seen these cell towers around the Charlotte NC area that are supposed to look like trees. I have always thought “what kind of tree is that supposed look like”?! Well, I’ve finally seen trees that look like these cell towers but are actually live trees in Florida. What do you think?

What you see and what you don’t.

Here is my beautiful niece on closing day!

What you don’t see is the nearly two years of searching for a property in her ideal area within her budget.

As a single mom working in the school system, her loan had to be FHA and under $200,000. In her ideal area, houses in this price range often need significant work, so sellers prefer cash or conventional loans.

FHA, USDA, and VA loans are government-backed, and sellers often avoid them due to the strict appraisal rules. These rules focus on safety concerns like deck railings, broken windows, and peeling paint, which sellers see as a hassle.

Securing this property required some negotiation to get the sellers and their agent to accept Heather’s FHA loan. I knew it would be a challenge, but I had full confidence in my preferred lender, Dana Meadows, who always gets the job done.

We navigated the process without any contingencies on the appraisal and closed within 30 days—27 days, to be exact.

This experience highlights the importance of having a buyer’s agent. Especially one like me, backed by a fantastic team that knows how to get things done!
