Day in the life: back on a horse, no saddle required.

Sarita and I got out this afternoon while Charlie did laps around the pasture. We're not quite into fall yet, but you can feel it coming. Cooler air, fewer bugs (we’ll sort of), as always perfect footing. That's my season. Ba****ck, no rush, nowhere to be.

Same reason I love helping people find land they can actually use. A place where fall is something you enjoy, and a reason to get outside.

What's your favorite season, and be honest, is it fall or are you one of those summer people?

Refreshed most of the house this summer, and I'm a little obsessed with how it turned out.

Bedrooms got pine ceilings with recessed lighting, vinyl plank floors, new pine trim, and fresh paint on the walls and doors. Living room got pine ceilings too, new paint, and curtains that finally pull the room together. The bathroom is my favorite. Black on the vanity, cupboards and medicine cabinet, with new paint on the walls. I did not expect to love it that much.

Mikey does the hard stuff. I do the sanding, the painting, and the pretty work.

Pantry is next, then the kitchen cabinets, and then I get to sit down.

Not a big budget, just a lot of hours and a lot of dust. Which is exactly what I tell sellers when they're worried they need to renovate before they list. Paint, lighting, and clearing things out change how a house feels more than most people think.

Teddy and Hazel supervised the third and final coat on this bedroom door, after a solid round of YouTube tutorials. Quite frankly, my painting skills leave something to be desired, and Hubby confirmed it. But I've got my sights set on painting the kitchen cabinets next, so I had to prove I could handle a door first. And honestly, they came out pretty good.

Then I had to sand the bathroom wall after making an oops, so I could get it ready to paint. And after a few weeks of work I finally got my house back together. Feels so good. I am exhausted.
