Your offer was accepted: congratulations! But the journey to the keys is not over yet. This is where having a steady guide matters, especially here in the Upper Cumberland market.

Here’s what typically happens next:

1. Inspection: A professional inspection helps you understand the home’s condition and identify items that may need attention before closing.

2. Appraisal: Your lender orders an appraisal to confirm the home’s value supports the loan amount.

3. Financing and underwriting: Your lender reviews income, assets, credit, and paperwork. Responding quickly to requests helps keep everything moving.

4. Final walkthrough: Shortly before closing, you visit the home one more time to make sure agreed-upon repairs are complete and the property is in the expected condition.

5. Closing day: You sign the final documents, funds are transferred, and then: keys in hand: you officially become a homeowner!

There are a lot of details between an accepted offer and the closing table, but you do not have to navigate them alone. I help coordinate the process, keep you informed, and make sure you know what comes next.

The Upper Cumberland market is shifting: but the data does not point to a market simply collapsing.

According to the Upper Cumberland Association of REALTORS® / UCARMLS, current as of August 7, 2026:

January–July 2026:
• 1,806 residential sales vs. 1,643 in 2025, up 9.9%
• Median sold price: $323,000, up 3.5%
• Average sold price: $367,021, up 4.5%
• Average days on market: 109 vs. 101 in 2025: homes are taking somewhat longer overall
• Dollar volume: $661 million vs. $481.9 million, up 13.6%

July 2026:
• 289 sales vs. 296 in July 2025, down 2.4%
• Median sold price: $332,450
• Average sold price: $384,931
• Average days on market: 98: the fastest monthly pace of 2026
• Dollar volume: $111.1 million

What does this mean? Sales and prices remain active, while longer average marketing times and more price adjustments may give some buyers more room to negotiate. Conditions vary by county, neighborhood, property type, price point, and property condition.

Join the RECO Open House Poker Run on Saturday, August 29 and Sunday, August 30, 2026!

Here’s how to play:
• Visit at least 5 participating open houses during the designated dates.
• Sign in at each open house to receive one playing card per person, per participating home.
• The hosting Realtor must initial each card. Cards without Realtor initials will not count.
• Visit more than 5 homes to earn more cards, then choose any 5 valid cards to create your best poker hand.
