The Home Buying Scaries are nothing to fear when your local modern agent is here ๐Ÿ‘ป

Iโ€™m about to drop some knowledge thatโ€™s going to help you through this *spooky* season of real estate!

Here are my top three tips to make home buying less scary!

๐Ÿ‘ป Banish the ghosts of pre-approval!

This tends to be one of the scariest parts for buyers but it shouldn't be! When you work with a great local lender (tag a local lender you love) who can walk you through everything you need to know, you'll feel 10X more confident, I promise!

Get all your pre-approval pumpkins in a row before you start the official house hunt!

๐ŸŽƒ Don't look for *PERFECT* Look for Perfect *FOR YOU*

I'm going to break it to you right now. You probably won't find a house that checks *EVERY* box. Before you even start looking at houses, sit down and write a list of the non-negotiables: Things you 100% want in your next home.

Maybe it has to be in Delta County, or maybe the flow of the layout is really important to you.
Whatever your must-haves are, know them ahead of time. Same with the deal breakers. This will help you check the highest priority boxes and know what you are willing to accept or change later.

๐Ÿ“ˆ Know the market you're buying in (your agent will educate you)!

It's important to know what's happening in the market before you find the house you love. Is it still a seller's market? How quickly are homes selling? How competitive is it for buyers? How should you set your home search budget based on those factors?

The right time to buy is when it's the right time for YOU. When you can figure out your finances, home must haves and market knowledge ahead of time, it will remove all the home buying scaries!

I know it's Halloween time ๐Ÿ•ท๐Ÿ‘ป๐ŸŽƒ but I don't have any kind of magic to help me tell the future! ๐Ÿ”ฎ

I may not be able to look ahead but I can look back at history and use that to help me predict what will likely happen with these rising interest rates.

Side note: Sometimes navigating these articles about interests rates can give me flashbacks (hives) of my high school econ class, but I'm gonna try to explain this as simply as possible.

Inflation is high (I mean, have you been to the grocery store!?) And when inflation is high, interest rates are also high.

The Federal Reserve has a goal to bring inflation back down. They want it to be around just a 2% increase each year instead of the upwards of 8.9% we've been seeing the last several months.

Historically the direction of inflation leads the way and interest rates have followed suit. So when inflation is high, interest rates are high. But when inflation goes down, interest rates have always gone down, too.

If the Feds can bring inflation back down to 2%, it could lead to lower interest rates, making it much more affordable for you to buy a home.

This is SUCH GOOD NEWS, right? Mostly! It's nice to know we are headed in the right direction and there's a good chance of lower interest rates again (although let's not forget that a 7% interest rate is not bad considering 20% interest rates have been a thing before).

However, with lower rates comes...more buyers! Which means more housing competition.

This doesn't scare me as I help buyers compete over other offers all the time, but this is why I'll tell you the same thing I tell my clients: if you CAN afford your payment at a higher rate, now is the time to buy.

Get locked in to a house you love and simply refinance when rates drop again so you don't have to compete with as many offers as you will if you wait.

But first... who remembers the episode of Everybody Loves Raymond about the luggage on the staircase?

Ray and Debra had gone to Connecticut,and they left their suitcase on the stairs when they returned. Three weeks went by ,an neither of them moved (or unpacked) the suitcase, hoping the other would move it instead. Finally, Ray needs to leave for a work trip a, and cause of the suitcase standoff, he decides to pack his clothes for the weekend in a grocery sack.

It's totally ridiculous, but let's be honest, we all have little stand offs like that in relationships from time to time.

Well, the housing market right now is a lot like that stand off. Something needs to move, but both no one wants to make the first move.

Homeowners who have been locked in at a low rate don't want to put their house on the market and risk getting "less house" thanks to housing prices and mortgage rates.

Home prices won't budge because inventory is low a,d homeowners need to get the most out of their sale to afford where they are going.

And interest rates won't go down until inflation rates go down.

TOTAL STANDOFF.

So, what does this mean for you? So I'ad you asked :)

You have to do what's best for YOU. If you are currently in a home you love, stay. If you are in a home you don't love but don't think you can afford to move, talk with an agent and a lender,and get the truth about your numbers. Then,make an educated decision based on those numbers.

If you really want to find a place you love and have the means to do so, let's list your house and get you moved! Just because nationally , lot of things are considered unaffordable for people doesn't mean that everything is unaffordable to everyone. If you're able to buy, you totally should.

Like they say, the best time to buy a house is always 3-5 years ago. Even buying a home at a higher price with a higher rate can help you accumulate wealth through real estate in the long run, and I am here to help you every step of the way!
