If you’ve always assumed a newly built home is out of your budget, there’s something you should know.

The math has actually gotten a little more favorable lately.

The median price of a newly built home has dropped to its lowest level since 2021, according to Census data. And in many markets, builders are also offering incentives to help buyers get in the door.

Here’s what’s going on.

✔ New home prices have eased from their pandemic peak
✔ Entry-level new builds have seen the biggest price adjustments
✔ The median price is now around $390,000 nationally

This doesn’t mean every new home is suddenly cheap. But it does mean buyers today are seeing more opportunity than they have in years.

And it’s not just pricing.

Builders are actively competing for buyers right now.

According to the National Association of Home Builders, about 60% of builders are offering incentives like:

Only about 4 in 10 homes actually sell at or above list price today.

Only about 4 in 10 homes actually sell at or above list price today.
