1. Hire Your OWN Real Estate Agent
Remember: The builder's agent represents the builder's best interests and bottom line—not yours. A buyer's agent who specializes in new construction will advocate for you, help navigate complex contracts, and ensure you get the best deal, often with their commission paid by the builder!

2. DO NOT Skip the Independent Inspection
A new home can still have defects. Municipal codes are minimum standards, and human error happens. Hire a third-party inspector for at least two phases:

-Pre-Drywall: Before walls are closed up (to check framing, electrical, and plumbing).
