She’s still the first person I call for everything, because no matter how grown we get, there’s something about a mother’s love that keeps us grounded.

“Shhh… Miami Buyers & Renters Don’t Realize The Power They Have Right Now 🤫🏡”

Okayyyy… come closer because the Miami market does NOT want me telling y’all this 🤫😂

We are NOT in the same market from a few years ago where people were offering their first born child, waiving inspections, and bidding $80K over asking just to lose the house anyway 😭

Right now? Homes are sitting longer. Apartments are competing harder. And that means… negotiating power, baby 👀

Back then sellers acted like Beyoncé dropping a surprise album. Today? Some of these listings been sitting so long they practically greeting you at the door saying ‘please make an offer’ 🤣

Miami inventory has increased, homes are spending more days on market, and buyers finally have room to negotiate again.

“Translation?”
✔️ Sellers are more willing to negotiate price
✔️ Closing costs are easier to negotiate
✔️ Repairs and credits are back on the table
✔️ Renters can negotiate specials, deposits, and even monthly rent in many cases

And yes, interest rates are higher than those pandemic rates everybody misses… but waiting forever because rates aren’t ‘perfect’ can still cost you.

Here’s the thing people don’t understand: rates can change later… but securing the RIGHT property and building equity now can still put you ahead.

Plus, when competition is lower, you actually have TIME to think, negotiate, inspect, and make smart decisions instead of emotionally panic-buying because somebody offered cash 12 seconds after the listing hit Zillow 😂

This is why having the RIGHT realtor matters. You need somebody who understands the CURRENT market, knows how to negotiate, and will actually advocate for you instead of just opening doors and sending contracts.

STAY IN YOUR BUDGET… YOUR FUTURE SELF WILL THANK YOU 🏡💸

Let me be real with you for a second…

When I was preparing to buy my first home, I was living in a studio apartment—not because I had to, but because I made a decision to stay under my budget so I could save.

Did it take me a little longer than I originally planned? Yes.
Was it worth it? Absolutely.

I made temporary sacrifices so I wouldn’t be house-poor later.

And here’s the part people don’t talk about…
Every lease renewal, I negotiated my rent with my landlord, and for 4 years it barely increased. (We’ll get into negotiation tactics another time 👀)

DO:
Take a thorough look at your options based on your real budget, lifestyle, and long-term goals. Be honest with yourself—can you still travel, enjoy life, and handle unexpected expenses?

DON’T:
Go looking at places outside your price range. That “just to look” will have you emotionally attached to something your bank account is side-eyeing 😭

Because let’s be honest…
You don’t want to be working JUST to pay rent or a mortgage. You still need money for vacations, emergencies, kids’ activities, and enjoying life.

A home is supposed to add to your life, not restrict it.

Play the long game. Be strategic. And trust me… it pays off.

Let’s talk about it… because the confusion is LOUD 😭

Everyone always asks:
“When is the best time to buy a house?”
Is it when rates drop? When the market crashes? When the news says go? When your cousin’s friend’s Realtor says it’s time??

Baby… no.

The best time to buy a home is when YOU are ready.
Not the news. Not social media. Not even me.

Let’s break it down real quick:

WHY do people wait?
Fear. Headlines. Opinions. That one friend who bought in 2009 and won’t let it go 😭

HOW does that affect you?
You stay stuck… overthinking… watching the market instead of being in it.

WHO benefits when you wait?
Respectfully… your landlord 💅

WHERE does that leave you?
Paying rent, building someone else’s wealth, while home prices and rents keep rising.

Now let’s be real for a second…

Outgrowing Who You Used to Be 🌱✨

Growth is a beautiful thing… but baby, nobody talks enough about how awkward it can feel in the middle of it 😭

One minute you’re asking God, the universe, and your ancestors for “change”… and the next minute life starts removing people, habits, comfort zones, and situations you swore were permanent.

That’s growth.

It’s not always cute.
Sometimes it looks like:

•setting boundaries
•choosing peace
•being alone more
•outgrowing spaces, people, and old versions of yourself and realizing you can’t keep asking for more while still shrinking yourself to fit what no longer serves you

Growth is uncomfortable… but so is staying stuck.

So if life feels a little unfamiliar right now, maybe that’s not a punishment… maybe that’s proof that you’re evolving.

And if you’re in your “figuring it out” era, just know:
Even caterpillars have to look a little weird before they fly. 🐛🦋😂

🏡 CMA 101: Because “Zillow Said So” Is Not a Pricing Strategy 😅

Let’s talk about one of the most important tools in real estate: the Comparative Market Analysis, also known as a CMA.

What is a CMA?

A CMA is a professional evaluation that compares similar homes recently sold, currently listed, pending, and expired in the same area to help determine a home’s fair market value.

Why is it important?

Because pricing a home based on vibes, emotional attachment, or what your cousin’s neighbor sold for in another zip code is… risky 😭

A good CMA helps buyers avoid overpaying and helps sellers avoid overpricing (which can make a home sit on the market like an unwanted group project member).

When is it used?

✅Before listing a home for sale
✅When helping a buyer decide what to offer
✅When determining if a home is priced fairly
✅Sometimes even for refinancing or investment planning

How is it used?

A Realtor looks at:
✔ square footage
✔ number of bedrooms/bathrooms
✔ condition/upgrades
✔ location
✔ lot size
✔ recent sales nearby

Example:

If your home is a 3 bed / 2 bath in North Miami, I’m not comparing it to a 5-bedroom waterfront mansion in Miami Beach just because both have a front door and air conditioning 😂. I’m pulling homes that are actually similar so we can price strategically and realistically.

Bottom line:

A CMA helps take the emotion out and put the data in 📊🏡

Let’s be real… everybody wants a good credit score, but half the time nobody explains what actually makes it go up or down 😭
And it’s hard to fix something when you don’t even know the formula.

Here’s the basic FICO breakdown:

35% — Payment History
This is the BIG one. Pay on time. Every time.
One late payment can do more damage than your “I’ll pay it next check” speech.

30% — Amount Owed
This is mostly your credit utilization—how much of your available credit you’re using.
💡 Tip: Try to keep credit cards under 30%, but under 10% is even better for strong scores.

15% — Length of Credit History
The longer you’ve had credit open, the better.
This is why that dusty old credit card from 2014 is suddenly your favorite child.

10% — Credit Mix
Having a mix of accounts (credit cards, auto loans, mortgage, etc.) can help.

10% — New Credit
Too many new accounts or hard inquiries in a short time can drop your score.

Quick Tips to Keep Your Credit Healthy:

✔ Pay on time
✔ Keep balances low
✔ Don’t max out cards
✔ Don’t open random accounts just because “they offered 20% off”
✔ Check your credit report for errors
