A buyer asks, "If we already have a 4 Point Inspection, do we still need the Pre-Purchase Inspection?"

That question comes up a lot in Florida.

The short version:

A 4 Point Inspection documents roof, electrical, plumbing, and HVAC. It is usually tied to the insurance side.

A Pre-Purchase Inspection is the buyer's broader look at the visible and accessible condition of the property before closing.

After inspecting thousands of properties across Central and South Florida, I've seen this myth hurt both buyers and sellers. The reality? Good inspectors don't kill deals - we reveal what's already there.
