Hello All! I know I have been MIA for a couple of months. I had some personal things to take care of so I could give my full attention to all things mortgages. I AM BACK! And my referral partners and my borrowers have my FULL attention.

During this time, I was considering leaving the mortgage industry. It's not for the faint of heart these days, IYKYK. Right? But after the past few weeks and closing some of the toughest loans EVER, I realized that my strength is getting hard working people into the HARD and CHALLENGING loans. My team is VERY good at it!

Please message me or call me and let's talk about that loan that other lenders are scared of or just don't want to bother with. I would love to take a look at it and figure it out, if it can be. I don't shy away from them. First-time homebuyers, down payment assistance with money back at the closing table, investor refi's and ten-day closings, low credit scores down to 500, and lots more poducts and programs.

WTHeck!?!?! Just had a convo with a buyer that is "going to wait" to buy a new home because they want to travel and get a new vehicle first????
Number 1...a rent payment is 40% HIGHER than a mortgage payment...so you can have more "experiences" and travel with a mortgage payment, even at a rate of 6%!!
Number 2...a new vehicle gains NO EQUITY versus a new home is gaining equity by 20% yearly, AT LEAST, even at a rate of 6%!!
Number 3...I see home buyers EVERY.SINGLE.DAY waiting themselves out of a home...
DON'T WAIT!!! I know 6% rate is not as good as the 3 or 4% rate we were experiencing. Those rates were not the norm. The market and rates are getting back to normal. 6% is STILL a very good rate! Better than the rate you are getting renting. If you missed the lower rate boat, it's ok. The time for buying a home is NOW!! Don't miss that boat again....

If you are a real estate agent, there has NEVER been a more important time to surround yourself with a team of problem solvers in the real estate industry!! As a mortgage broker, I am being proactive, not reactive, to this market. We’ve been here before. Rate is just one piece of a mortgage…there is also pricing, and products, and programs. There are ways to solve and strategize and structure with tools that save or make a home loan.

Find a loan officer, like me, who is NOT afraid to look outside the box or on top or underneath or on the side to create a loan that puts your Buyer in a “top buying situation” so they get their offer accepted and their home loan closed.

Rinse and repeat.

I am helping my borrowers at the moment with locking NOW and I am letting them shop so they aren’t “rate hiked” out of their approval. I am helping my borrowers with enhancements and concessions that I find for them so we can buy down the rate or help with closing costs. I am combining programs with products so they can get the home they truly want.

There are loan officers…and then there are LOAN OFFICERS…who know how, have experience, and are NOT scared to look at all possibilities that would benefit your buyer. Find a good one and lean on that LO to help you through this time. If he/she is doing their job and using their experience and tools and is an expert mortgage person, your pipeline will show it!!
