13 years ago we were broke… no prospects, losing everything. Then we found an investment Club (popular at the time) and took a deal finding course.

It was a total risk. We couldn’t afford groceries, much less a $2000 course… but we believed in ourselves. And so did my mom, she loaned us the money.

Within 60 days, we had put two houses under contract (for our mentor) and found this beauty for ourselves.

We paid $100 for this… it had been abandoned for years, no roof in places (pigeon house) and nothing worked.

We rehabbed it ourselves, took about 1.5 months. Then we listed it (we always list our own deals) and sold it for a $14k profit… and never looked back.

Our recipe for success? Concentrate on finding deals, list your own properties (get your license). Do it over and over… make millions, invest that money in cash flowing assets. Use other peoples money to do it.

I love doing these quick tours of our flips! But I always forget to do them😂😂

This is going to be an awesome little house, 3 bed 2 bath, around 1300 sf. I’ll share the numbers after we get it sold.

Some folks like to share before then, but I think it’s smart to hold off until it’s closed.

Want to get your first deal faster? Work with others. We made $3500 on our first house flip… and we were so happy…. Because we learned how to flip houses! Not much money in the grand scheme, but we’ve built a lot of wealth from that.

All in all, we have lost two months rent on these violations.

We obviously knew about it when we bought it, so we knew what to expect. It was reflected in the purchase price.

Always know your timeframes! If you go 2 months over on every project, your bottom line will take a huge hit!!!

This was an interesting project. The call came in to . It was a follower of Yuko’s that needed to sell quickly before the end of the year. We closed on 12/31/21. I handled the rehab, which consisted of lots of wall paper removal, paint, flooring, counters, fixtures, appliances, and landscaping.

$660,000 purchase price
$50,000. Rehab costs
$22,000 Sales cost (I listed)
$15,000. Interest to investor
$19,000. Closing and holding

$766,000. All in

$945,000. Sales cost

Do the Math. By cultivating social media, relationships, and Mls we get 6 figure deals like this every month. Are all of them this good? Nope. But we are consistent.
