Did you know.

Sellers can have home warranty coverage as well as Buyers. During your listing period (the time from when you list your home until it is Closed) I will provide you with complementary Seller coverage.

The only cost to you, the Seller, is the trip/service fee for the contractor to come and diagnose the problem.

I will walk you through the whole process should we need to use it.

As I said in the video, right now I am waiting for a plumber to come take a look at a hot water heater. They will either fix it or replace it! The service fees can vary but let me tell you, this baby needs help and no matter what happens the fee is a fraction of what you would pay out of pocket to either repair or replace it!

Good news for sure! Let me know if you are thinking of selling your home. We will schedule a meeting to go over all of this fun stuff in person 😊

When to Repair, Replace, or Leave a Home Feature Alone
Not every worn, dated, or imperfect part of a home needs to be replaced. Sometimes a relatively small repair can add years to its useful life. In other cases, continuing to patch the same problem costs more time and money than replacing it.
Knowing which approach makes sense starts with looking at more...

Not every worn or dated part of a home needs to be replaced. Learn how to weigh condition, repair history, function, and future plans before deciding what to do.

How to Evaluate a Home's Maintenance History
A home can look well cared for during a showing and still leave plenty of questions about how it has been maintained over the years. Fresh paint and an orderly yard are easy to notice. The condition and history of the systems behind the walls aren't always as obvious.
You don't need a complete record...

A home's maintenance history can reveal more than its current appearance. Learn what buyers can look for when reviewing repairs, updates, and major systems.

Anyone else love writing letters the good ol’ fashion way? Cursive, long enough to add arrows ↘️ to follow my train of thought, stamped and usually a sticker to make you smile 😊 Trying to get new rhythms in place.

What Buyers Should Know About Property Disclosure Forms
When you're buying a house, the disclosure form can be easy to skim past. It often arrives alongside other paperwork, but it can provide useful background on the property before you move further into the transaction.
What sellers must disclose varies by state, so the form isn't the same everywhere....

A property disclosure form can offer useful clues about a home's history and known issues. Buyers should know what the form can tell them, what it may leave out, and where an inspection still matters.

Small Home Problems to Address Before the Season Changes
A loose gutter or a drafty window rarely feels urgent, not until the temperature drops and small issues turn into a real repair bill. Walking through your property with a critical eye before the season turns can save you time, money, and a fair amount of frustration later on.
Check What's Happening...

A few small maintenance tasks now can prevent costly repairs down the road. Here's what to check around your home, inside and out, before the season changes.

How to Compare Mortgage Options Like a Pro
Shopping for a mortgage can be difficult, since lenders present the numbers in so many different ways, and it's easy to focus on whichever number stands out first. Knowing what to actually compare is what helps you save money.

The interest rate quoted...

Shopping for a mortgage means comparing more than the interest rate. Here's what buyers should check before picking the right lender and loan for their needs.
