More Homes Hit the Market as Demand Cools
It’s a dynamic time in the housing market right now—recent numbers show that, in the four weeks ending August 23, there was a slight uptick in new US listings (up 0.4% week over week) and total homes for sale also rose by 0.5%, reaching their highest point since early Q2. On the flip side, pending US home sales dipped by 1.1% to a six-month low, as higher housing costs are keeping many buyers on the sidelines, even with more options available. The median US home-sale price is now up 1.9% compared to last year, sitting above $400,000, while average mortgage rates hover around 7%, marking a 13-month high.

For those of you navigating this market, it means there’s some real opportunity out there. With more homes on the market and demand cooling a bit, buyers are finding more room to negotiate on price or ask for concessions. If you spot a home that’s been listed for a few weeks, you could have even more leverage. Sellers are also finding that realistic pricing—rather than chasing last year’s numbers—can make all the difference.

As someone who’s moved plenty myself, I understand how stressful these decisions can be, especially with market shifts like this. Whether you’re buying or selling, my goal is to help make things as comfortable and straightforward as possible. Every story and situation is different, and it’s my priority to help you find the right path in today’s market conditions.

Roof Repairs Start Near $150
As someone who’s dedicated to helping you feel confident and informed as you navigate homeownership in California, I want to share a few key points about roof repairs—something every homeowner will face at some point. Even though roof repairs can start near $150, any work valued at $500 or more requires a state-licensed contractor. That means checking licenses is truly the first step before you compare any quotes.

State guidelines suggest getting at least three written bids for the same job. It’s not just about price—it’s about making sure everyone is quoting on the same scope: things like decking, flashing, and underlayment. This helps you see exactly what you’re getting.

Also, California law caps down payments for home improvement contracts at 10% of the contract price or $1,000 (whichever is less), helping you manage your budget and payment risk. Licensed roofing contractors must carry workers’ compensation insurance or approved self-insurance—another credential to look for before signing anything.

And finally, double-check permit requirements with your local building department, since the state’s updated building standards code takes effect January 1, 2026. As I continue to learn and grow in real estate, I’m here to help make these details feel less overwhelming so your experience is smooth, whether you’re new to the area or have called California home for years.

Why investors in vacation rentals are dedicating more time to market research before purchasing
I've noticed an important shift for those interested in vacation rental properties: investors are now spending much more time carefully researching before making a purchase. With average returns on vacation rentals projected to drop to 10.3% in 2025 and new licensing and tax laws increasing overall costs, detailed market research and accurate revenue modeling have become absolutely essential. Navigating these changes can be challenging, especially with stricter regulations and the risk of running into loan issues. As someone who understands the importance of careful planning and looking out for your best interests—whether you’re buying a home to live in or considering an investment property—I’m dedicated to helping you feel comfortable and informed at every step. Your priorities are my focus, and I’m always here to help guide you through the changing real estate landscape.

More Homes Hit the Market as Demand Cools
Lately, I’ve noticed more homes are coming on the market, while buyer demand has started to cool a bit. Over the four weeks ending August 23, new listings across the US edged up by 0.4%, and total homes for sale climbed 0.5%—the highest we’ve seen since early spring. On the flip side, pending home sales slipped by 1.1% to a six-month low, as high prices and mortgage rates (still hovering around 7%) have made some buyers step back even as inventory improves. The median home sale price rose 1.9% from last year to just over $400,000.

For those actively house hunting, this combination of increasing inventory and lighter demand means you may have a bit more room to negotiate on price or ask for concessions, especially on homes that have been listed for a few weeks. Sellers who are realistic about pricing—rather than aiming for last year’s highs—are seeing better results.

As someone who’s committed to making the buying and selling process as smooth as possible, I’m always watching these trends so I can help you navigate the market with confidence, whether you’re moving locally, across the country, or relocating from overseas.

California's Down Payment Wait: 14.7 Years
As someone who’s made a career out of navigating challenges—whether on deployment or helping clients find their footing here in California—I’ve seen firsthand just how tough the local housing market can be, especially for first-time buyers. Right now, it takes an average California household about 14.7 years to save up a 20% down payment for a typical $776,200 home, based on a median income of $105,600. For those earning minimum wage, that timeline stretches to a staggering 44.2 years. The landscape itself makes things even trickier—our geography limits expansion, squeezing most new homes into the pricey coastal corridors. Add in factors like longstanding tax rules that encourage owners to stay put, and the constant influx of folks moving here for jobs in tech and healthcare, and it’s no wonder that saving for a home feels like a distant goal for many.

Long-term planning is more important than ever, since wage growth would need to outpace home prices for years before saving gets easier. Whether you’re moving locally, cross-country, or from abroad, I know how important it is to have someone in your corner who truly understands what you’re up against. My goal is to make this journey as smooth as possible—answering every question and making sure you always feel like a priority.
