This past Saturday was one of those days that reminded me why I LOVE our little corner of the world! 🦀🌊

I spent the day in the Panacea Blue Crab Festival Parade throwing candy and having an absolute blast! We ran into friends, caught up with familiar faces, then headed to Trident for brunch, spicy margaritas (seriously… the BEST within a 100-mile radius 😋), and even played a little pool!

Add in beautiful weather, great people, and our small-town community, and it was the perfect Saturday. ❤️

Yes, interest rates are still higher than the “good old days.” As of October 1, national 30-year fixed mortgage averages are around the 7% range, depending on the lender and loan type. (Bankrate⁠)

BUT HERE’S THE THING…

You don’t have to wait for the “perfect” rate to start looking for the perfect home. ❤️

🏡 Home prices change.
💰 Sellers negotiate.
🤝 Loan programs vary.
📉 Rates can change.
🔑 But the right house at the right price may not wait for you.

And remember… you can’t refinance a house you never bought. 😉

Enough cannot be said about my buyer and the journey we’ve been on together. ❤️🏡

Two contracts.
8 addendums.
Multiple closing dates.
Inspections.
An early lease termination.
And even an 8-month temporary move to Thomasville, GA while we worked to get her home.

And TODAY… we finally closed! 🎉🔑

This was probably one of the most anticipated closing days I’ve experienced so far, and I couldn’t be happier that we finally made it to this moment.

Somewhere along the way, my buyer became my new BFF. 😂❤️ What started as a real estate transaction turned into a genuine friendship, and I’m so thankful for every challenge, conversation, laugh, and moment along the way.

It wasn’t always easy, but we never gave up.

Today, I’m not just celebrating a closing… I’m celebrating a new home AND a friendship I’m truly grateful for.

Congratulations, friend! You finally made it HOME! 🏡❤️🔑
