Two counties, one plateau, two very different stories this month.

In Fentress County, buyers have real leverage right now. Homes are sitting a bit longer, and prices have room to move. If the Fentress market has felt out of reach before, this is worth a second look.

Just next door in Cumberland County, sellers are still winning. Prices keep climbing even with more homes on the market, and well-priced listings are still finding buyers fast.

📊 Cumberland County just had its biggest sales month in over a year. 104 homes closed in May, up from 85 a year ago, and the median sold price hit $351,250 — a 17% jump from May 2025. That kind of year-over-year price growth doesn't happen quietly.

Across the plateau, the picture is more mixed. Fentress has 183 active listings and an 8+ month supply, which means buyers there have real negotiating room. Morgan and Overton are moving slowly with smaller numbers, but pending contracts in Overton are pointing in a positive direction heading into summer. 📈

🏡 Inventory is climbing in most counties as summer sellers come to market. If you've been thinking about buying on the plateau, more choices are opening up. If you're selling, pricing strategy matters more right now than it did six months ago.
