121 homes sold across our four counties last month. 98 came off the market without selling.

You almost never see that second number in a market report. You should.

Fentress sellers got 95% of their first asking price. Cumberland got 92%, and 69 homes there gave up entirely.

Prices are up in all four counties from a year ago. Homes are still sitting. Both things are true at once.

27 homes sold in the Glade last month. 25 came off the market without selling. Almost one for one.

Those 25 weren't bad houses. They were priced for last spring. The ones that sold went for about 93% of what the seller first asked.

If yours has been sitting since May, that isn't bad luck. It's a number problem, and number problems are fixable.

Home prices on the plateau are still climbing, even as buyers gain the upper hand. Cumberland County's median sold price hit $393,000 in July, up 13% from a year ago. At the same time inventory keeps growing, so buyers have more room to negotiate than they did last summer.

Fentress County median list prices are up 17% year over year. And land buyers still have plenty to choose from, especially in Cumberland, which has held more than 600 active land listings for over a year.

Two counties, one plateau, two very different stories this month.

In Fentress County, buyers have real leverage right now. Homes are sitting a bit longer, and prices have room to move. If the Fentress market has felt out of reach before, this is worth a second look.

Just next door in Cumberland County, sellers are still winning. Prices keep climbing even with more homes on the market, and well-priced listings are still finding buyers fast.

Same plateau. Very different markets depending on where you're looking, and that gap is exactly why the numbers matter before you buy or sell.

📊 Cumberland County just had its biggest sales month in over a year. 104 homes closed in May, up from 85 a year ago, and the median sold price hit $351,250 — a 17% jump from May 2025. That kind of year-over-year price growth doesn't happen quietly.

Across the plateau, the picture is more mixed. Fentress has 183 active listings and an 8+ month supply, which means buyers there have real negotiating room. Morgan and Overton are moving slowly with smaller numbers, but pending contracts in Overton are pointing in a positive direction heading into summer. 📈

🏡 Inventory is climbing in most counties as summer sellers come to market. If you've been thinking about buying on the plateau, more choices are opening up. If you're selling, pricing strategy matters more right now than it did six months ago.
