One thing I’ve learned after helping over 100 buyers and sellers across Northwest Indiana:

Overpricing your home doesn’t “leave room to negotiate”… it leaves room for your home to sit, grow stale, and lose momentum in the market.

And when that happens, you don’t just lose time—you risk losing money and serious buyers.

Here’s what I see happen all the time in the Northwest Indiana real estate market—from Crown Point to St. John, Schererville, Lowell, and Cedar Lake:

When a home sits too long, buyers start to wonder what’s wrong with it.
They assume there’s room to negotiate—and not just a little.

That’s when:
Lowball offers start coming in
Buyers ask for extras like surveys and home warranties
And inspection requests become longer, pickier, and more aggressive

Because in their mind… they have the leverage.

Now compare that to strategic pricing.
