Ever scroll through listings and see that a home is “contingent” or “pending” and wonder what it really means? Here’s a quick breakdown:

🔸 Contingent = The seller has accepted an offer, but certain conditions (aka contingencies) still need to be met. (Like financing, inspection, or home sale.)

🔸 Pending = All contingencies have been satisfied and the deal is almost done. It’s just waiting to close!

⚠️ Pro tip: Even contingent homes might still accept backup offers. So don’t count yourself out just yet!
