But here’s what you won’t catch me stressing over:

✔️ If you change your mind about what kind of home you want — Let’s adjust!
✔️ How long it takes you to find the one — Your timeline matters, not mine.
✔️ If your home isn’t perfectly clean for a listing appointment — I’m here for the potential, not perfection.
✔️ Late-night texts about listings — Real estate never sleeps, and neither does great service.
✔️ Needing a second (or third) showing — Big decisions take time, no pressure!

Here’s what that $160K salary could mean for your budget:

Total monthly income: $160,000 ÷ 12 = $13,333/month

Max DTI ratio: Most lenders allow up to 49.9% DTI, which means $13,333 x 49.9% = $6,655/month for all debts, including your mortgage.

Subtract monthly debts: If you have $1,000 in other monthly payments (like car loans or student loans), your max mortgage budget drops to:
$6,655 – $1,000 = $5,655 for your mortgage payment.

💡 With $5,655 for a mortgage, you could qualify for a home in the $850,000–$900,000 range, depending on your down payment and interest rate.

But here’s the big question:
