👉 The median home price is $435,000 — that’s 10% lower than this time last year
👉 Homes are sitting on the market for about 104 days, giving buyers more time and negotiating power.
👉 And today’s 30-year mortgage rate? Apx 6.25%.
Here’s what that really means: if you’re even thinking about buying, you’ve got a window right now where prices are softer, rates are steady, and sellers are more open to working with you. But if you wait for rates to drop further, you’ll be standing in line with every other buyer who’s been waiting too — and when that happens, prices will shoot right back up.
