🔥 REALTOR RANT OF THE DAY… and yes, I said what I said. 🔥

Realtors are NOT tour guides. 🏡

Before we start opening doors and showing homes, we need to know our buyers are actually in a position to BUY.

That means having the financial conversation.
That means getting prequalified or, even better, PREAPPROVED.
That means understanding their price range BEFORE falling in love with a house.

And here’s the part I think sometimes gets forgotten…

There is a SELLER on the other side of every showing.

That seller may be rearranging their workday, getting kids and pets out of the house, cleaning, leaving their home, or changing their plans so a buyer can walk through their property.

Their home should not be opened simply because someone “wants to go look.”

As a Listing Agent, one of my biggest responsibilities is protecting my sellers, their time, their privacy and their property. If my seller asks me to make sure buyers are financially qualified before a private showing, you can bet I’m going to do exactly that.

And as a Buyer’s Agent, I believe we owe our buyers the same level of professionalism. Getting preapproved FIRST helps us understand what they can comfortably purchase and puts them in a much stronger position when they find THE ONE. ❤️

There’s a big difference between looking at houses and being prepared to buy a home.

✨ It’s amazing what a few small changes can do!

The “before” photo was already professionally photographed, but adding artwork to the wall and updating the flower arrangement completely brightened the bedroom and made the space pop.

Sometimes, it’s the smallest finishing touches that make the biggest difference when preparing a home for photos and showings.

First stop on our California adventure: the Wi******er Mystery House! 🏡✨

Of course, your Forever HOME Girl had to tour a house while on vacation, but this one was definitely not like the homes I tour back in Texas!

Located in San Jose, this 160-room Victorian mansion was once the home of Sarah Wi******er, widow of William Wi******er and heiress to the Wi******er r***e fortune. What began as a modest farmhouse grew through decades of continuous construction into a maze of rooms, twisting hallways, unusual staircases, doors that lead nowhere, and plenty of mystery. Construction continued from the 1880s until Sarah’s death in 1922.

The craftsmanship, stained glass, history, and unusual design were fascinating to see in person. I am not sure today’s buyers would appreciate all the unexpected floor-plan surprises, but it certainly made for a memorable first stop! 😂
