🤠 Texas – Still my #1 pick. Strong job growth, no state income tax, healthy rental demand, and long-term appreciation continue making Texas one of America's strongest investment markets.

🌴 Florida – Population growth, tourism, and strong rental demand keep Florida attractive for both long-term and vacation rental investors.

🌲 North Carolina – Affordable housing, a booming tech sector, and steady appreciation make this one of the country's best long-term investment opportunities.

🎸 Tennessee – A growing economy, low-tax environment, and increasing housing demand continue putting Tennessee on investors' radar.

🍑 Georgia – Beyond Atlanta, the state's expanding economy and diverse industries continue creating strong housing demand.

Stuck deciding between buying a home now and holding out for the “perfect” mortgage rate?

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

And if you wait for all of them to line up just right, you may be waiting a long time.

My advice? If you want or need to move, look at your own numbers instead.

Because whether it's a good time to buy really comes down to your financial situation.

Can you afford the monthly payment?

Do you have enough money left over as a safety net?

What about for repairs?

Time for a history lesson. Anytime someone uses the phrase "plain vanilla," as if it somehow means boring or unoriginal, I kind of laugh to myself. Apparently, most don't know the real history of vanilla.

For starters, it's the second most expensive spice in the world ( #1 is saffron). Vanilla is the only edible fruit out of 35,000 species of orchid. Frankly, it's a statistical miracle. It requires a special tropical climate to grow, and each flower blooms for, wait for it... one day.

Pound for pound, vanilla seeds are worth more than silver.

Historically, only kings could afford such a rare delicacy as vanilla.

Not to mention the invention of ice cream itself, which would have required sending an expedition to the mountains to bring back ice during a hot summer. And yet here I am, casually enjoying this frozen dessert flavored with one of the most miraculous spices in the world. 🍦

You may call it "plain vanilla." I call it a miracle.

Modern life is pretty amazing if you have an attitude of gratitude. 🙂
