🤎🧡Fall is my favorite season 🤎🧡

Fall is finally here! Well... according to the calendar anyway. Texas may still have a few 90 degree days planned for us.

One of the things I love about living in Kaufman County is that our little towns know how to do fall. Festivals, pumpkin patches, downtown events, good food and plenty of reasons to get outside and enjoy where we live.

I did a little digging, so here are 7 things to put on your fall calendar:

November 7 | Planes, Trains & Automobiles — Terrell
11–4 in Downtown Terrell with vintage aircraft, classic cars, railroad history, food, shopping, entertainment, and family activities. Free admission.

Weekends in October | Walls Family Farm — Terrell
Our own local pumpkin patch! Open Saturdays 10–5 and Sundays 1–5 with pumpkins, hayrides, a sunflower maze, barrel train, games, and plenty for the kids. And yes... there's coffee and a bakery.

October 17 | Kaufman Harvest Fest — Kaufman
The parade starts at 9, followed by food trucks, vendors, entertainment, shopping, and a big Kids Zone downtown.

October 24 | Falloween Festival — Forney
Noon–5 with candy stations, food, vendors, and lots of family fun. More details are still being released.

October 31 | Downtown Trick-or-Treat — Terrell
Halloween night from 5–7:30. A fun, easy way to trick-or-treat and enjoy Downtown Terrell with the family.

November 7 | Cotton Harvest Festival — Crandall
Another great small-town fall tradition right here in Kaufman County. More 2026 details should be coming soon.

Worth the short drive: Yesterland Farm — Canton
Their Fall Festival runs September 19–November 8 with a pumpkin patch, corn maze, rides, farm animals, seasonal food, and Spooktacular Nights.

We've raised our family here and watched Kaufman County change and grow over the years, and I still love that there are so many little things like this that make it feel like home.

Higher mortgage rates are making buyers pay closer attention to one thing: the monthly payment.

And builders know it. Right now, 13.8% of new-construction listings are advertising reduced rates, giving some buyers a way to bring that monthly payment down.

So, if you're selling near new construction, that's something worth paying attention to. But it doesn't mean you automatically need to match what a builder is offering.

Depending on your house, your market, and the buyer, competing could mean negotiating on price, helping with closing costs, offering a rate buydown, or simply doing a better job highlighting what your house offers that a new build doesn't.

The point isn't to give more away. It's to know what you're competing against so you can choose the right strategy from the start.
