Here’s a clever approach: Instead of just offering less, why not play it smart with your offer? If you’re like many buyers who prioritize monthly payments, here’s a tactic that could work in your favor:

Instead of offering, say, $390K on a $400K home, consider proposing the full price but request $10K back for a concession for buying down your rate. This could lower your monthly payments significantly—think about reducing them by about $150-$200/mo. Plus, this can save you a substantial amount over the lifetime of the loan in interest.
